Real estate complex consisting of various building bodies, with access partly from Via Berchet no. 3 and partly from Via Cavalcanti (no street number), located in the hamlet of Ghezzano, in the La Fontina-Praticelli area, on the border with the city of Pisa and about 5 km from the "Pisa Nord-Est" exit of the Florence-Pisa-Livorno expressway.
It has a total surface area of 5,532.75 sq m.
The buildings forming the real estate complex in question are as follows:
1) Single-storey building (Sub 12) featuring a large room used as an exhibition area, restrooms, storage room, boiler room and two rooms used as storage and archive, as well as canopies in the East area illegally enclosed and another illegal shed located near the West boundary. It is complemented by a single-storey structure located a short distance from the East frontage, containing two ancillary rooms, a WC and two verandas;
2) Buildings mainly single-storey and partly on two floors (Sub 10): the first, referred to in the 2018 cadastral plan as building body no. 1, accessed from Via Berchet no. 3; it is used for retail and is equipped with multiple ancillary spaces: restrooms, offices, archives, warehouses, workshops and storage rooms. In detail, on the ground floor the West area includes: entrance, exhibition hall with two storage rooms and staircase to the first floor, two archives, waiting room, three offices, hallway, WC, storage room and technical room, as well as another staircase to the first floor; in the central area a large market room; in the East area another entrance, storage, workshop, warehouse, changing room, hallway, four WCs, boiler room and internal staircase to the first-floor storage room. In the West area of the first floor, accessible both from the two internal staircases already mentioned and from an external staircase on the West frontage, there are: hallway, warehouse, five offices and WC; - Predominant portion of the single-storey warehouse building for wholesale artisanal/commercial use, referred to in the 2018 cadastral plan as building body no. 2, accessed from Via Cavalcanti via the adjoining forecourt area in front. Inside there are two wooden structures with rooms used as office, storage room and restrooms located along the South side and in the South-West corner area; - Single-storey building, referred to in the 2018 cadastral plan as building body no. 3, accessed from Via Cavalcanti; it is located in the area between building bodies 4 and 5 (cf4-cf5); it consists of two rooms used as offices, a large exhibition area and a WC. This structure must be demolished as it is illegal and cannot be legalized; - Structure referred to in the 2018 cadastral plan as building body no. 4, accessed from Via Cavalcanti; it consists of 7 side-by-side canopies, with a height of 5.30 meters, enclosing an area of 545 sq m. These canopies, which are in positions different from those authorized and present partial roofing of the areas between them, must be removed as they cannot be legalized; - Single-storey structure, referred to in the 2018 cadastral plan as building body no. 5, accessed from Via Cavalcanti; it occupies part of the area of a building that should have been completely demolished before the construction of the warehouse building registered under subs 10-14-13 of parcel 315. This structure must be removed as it cannot be legalized;
3) Eastern terminal portion of the single-storey warehouse building for wholesale artisanal/commercial use (Sub 13) accessed from Via Cavalcanti via the adjoining forecourt area in front. Inside the warehouse, along the East and South sides, there is a mezzanine whose internal access staircase is located at the North-East end. Also included are the forecourt area along the North, East and South sides and the single-storey Enel cabin, consisting of 2 rooms, located on the East side of said forecourt area;
4) Intermediate portion of the single-storey warehouse building for wholesale artisanal/commercial use (Sub 14) accessed from Via Cavalcanti via the adjoining forecourt area in front. Inside, along the South side, there is a building body with wooden structures containing rooms used as office, storage room and restrooms. It is complemented by a forecourt area on the North and South sides. The portion in question is subject to an expired business lease agreement; therefore, the movable assets inside are not included in the sale.
The warehouse buildings are sold including the movable assets inside, to be disposed of by and at the expense of the successful bidder, except for the movable assets inside sub. 14.
At the South-West end of the first floor of building body no. 1 there is also an apartment, accessed from no. 3 of Via Berchet by crossing the condominium forecourt area and using the staircase on the South-West side, consisting of terrace, storage room, entrance, kitchen, living room, study, two bedrooms, bathroom, two storage rooms, a closet room and two terraces, one of which is internal.
The common forecourt area for subs 8-10-11-12-13-14 of parcel 315 is registered as "Common area not registered" and is partly used for internal roadways and parking and partly occupied by various wooden and/or steel+wood structures located near the North-East boundary of the lot, lacking any municipal authorization, built in several stages and partly dismantled and reassembled in different positions of the common forecourt area and therefore must be removed as they cannot be legalized.
There is also an urban area of 13 sq m located along the South-West boundary of the common forecourt area, corresponding to the single-storey structure containing the ancillary rooms of the building registered under parcel 315 - Sub 12.
The complex is completed by a plot of land, flat in nature, with direct access from Via Cavalcanti. On said land there are various wooden structures, entirely unauthorized and not capable of legalization, used as warehouses and stables and used for horse breeding and related activities.
