Up for auction is a large tertiary/office-use real estate complex of approximately 10,000 gross covered sqm. Historically known as the "Terminus Grand Hotel Corallo", the Liberty-style building offers 55 office units, 2 large commercial spaces, a large private park of 6,400 sqm and 92 outdoor parking spaces. The property is located in Piazza Dante, in a strategic position near the railway station and the main Firenze–Pisa–Livorno thoroughfare.

History and prestigious architecture: Built in the early 20th century and designed by engineer Angiolo Badaloni, the building at auction was originally a prestigious hotel serving the thermal spa establishment "Acque della Salute" (the adjacent Terme del Corallo). Its Art Nouveau prestige was such that it was mentioned in famous European guides such as "The gourmet’s guide to Europe" (1908) as a first-class hotel. Although the interiors were heavily altered in the 1970s for conversion into an office complex, the exterior still preserves its former splendor and period charm, remaining a landmark in Livorno’s urban landscape. The property is subject to a historic-artistic protection constraint (Law 1089 of 01.06.1939).

Layout and technical features: The structure of the real estate complex at auction is spread over seven levels (basement, ground floor and five upper floors) set within a fenced, tree-lined park, with five pedestrian and vehicular entrances. The offering stands out for the following assets:

•55 office units: Distributed as ten units per floor, they are connected by a large lobby with concierge desk, spacious corridors and served by three elevators. The offices enjoy ample natural light thanks to large windows, and those located on the main floors (second and third floors, south side) are enhanced by balconies overlooking the park.
•Commercial and catering areas: The complex includes two commercial premises, including a large space originally the hotel restaurant, with independent areas and located in a projecting wing on the ground/basement level.
•Ancillary rooms and storage: The basement level houses 19 large units used as cellars and storage rooms serving the office activities, accessed via a large central corridor.
•Park and outdoor areas: The large shared green area includes 92 outdoor parking spaces and 4 garages, connected by internal paths, ensuring exceptional parking convenience for an office facility in the city.

Planning status and information: The building at auction operated as an office center until 2013 and is currently in a state of abandonment. From an urban-planning perspective, the current condition shows some internal non-conformities (such as different space distribution, modified partition walls and closure of corridors) compared to the lawful status. It is important to note that there is no demolition order issued by the Municipality, and the costs for building and cadastral regularization have been estimated on a lump-sum basis at €20,000, an amount already deducted from the lot’s appraised value.
