AT AUCTION Company operating an agritourism business located in San Miniato (PI), Via XXIV Maggio
The activity is carried out in a real estate complex, referred to as "Agriturismo", consisting of two buildings and a swimming pool within a rural property on hilly terrain; the land is predominantly wooded, with portions of vineyard and olive grove, as well as arable areas, all about 8 km both from the centre of San Miniato and from the "Montopoli-Val d'Arno" exit of the Firenze-Pisa-Livorno major highway.
It has a cadastral area of 40,218 sqm.
The property is fully accessible via farm roads, partly paved with concrete, partly gravel or dirt. The two buildings originate from old ruined volumes and are the result of a recent reconstruction.
The main house has a covered area of about 470 sqm and is built on three levels comprising: a basement accessory area, with single access via an internal staircase; the ground/semi-basement floor, where two two-bedroom apartments, a company kitchen, warehouses and storage areas, toilets and a boiler room are located; the first/ground floor, where there is a two-bedroom apartment, the company office and the owner’s apartment with five rooms.
The agricultural outbuilding has a covered area of about 105 sqm and is built on a single above-ground floor, in addition to a basement level accessed via an internal staircase.
The swimming pool is located on the top of the hill; it is an in-ground type, with external paving and internal tile lining.
A small wooden structure serving the pool is present, functioning as a changing room and toilet.
Non-conformities are present.
The business includes movable assets, equipment, furnishings and systems as per the attached list.
OCCUPANCY STATUS: Please note that the business is subject to a business lease agreement expiring on 11/11/2026, unless terminated by one of the parties within 3 months of the expiry date, with an annual rent of €12,000.00 plus VAT.
The Procedure or the successful bidder have the right to withdraw from the business lease agreement with 30 days’ notice.
