AT AUCTION Residential property with garage and land with tool shed in Todi (PG) - 1/4 SHARE

The properties are located in the Ripaioli area, approximately 3 km from the “Pantalla” exit of State Road 3bis Tiberina and approximately 15 km from the town centre.
The residential property has a cadastral area of 195 sq. m.
This is a residential building on the ground and first floors, together with a tool shed, a tree-lined courtyard and an adjoining plot of land.
The ground floor of the residence comprises a kitchen and a living room, as well as a utility room. An external staircase leads to the first floor, which consists of a living room, a kitchen, a hallway opening onto two bedrooms, two bathrooms, a wraparound balcony and a large covered terrace.
On the ground floor, in unit 3, registered as a warehouse, partition walls have been added to create a bedroom and a small bathroom, as well as a hallway, connected to the “living” area of unit 2.
The garage (unit 4), which is attached to the building, has tiled flooring and a metal spiral staircase providing direct access to the terrace above.
The courtyard is exclusive and appurtenant to the property, and is suitably landscaped with scattered trees, including woodland species. It is partly unpaved and partly surfaced with smooth concrete, enclosed by metal fencing and accessible from the public road via a powered vehicle gate.
A metal storage/tool shed structure is located within the courtyard. It has sheet-metal cladding, a dual-pitched roof and a concrete floor.
The property is completed by a small adjoining plot of land, irregular in shape, slightly sloping and planted with scattered olive and fruit trees.

There are several planning and cadastral discrepancies, specifically:
- The ground floor does not comply with the building permit, either in terms of layout or use: building application 408/1983 authorised a stable and a tool shed; unit 3, registered as a warehouse, is being used as a residence, with a bedroom, a bathroom and a hallway having been created; there is no permit for the covered terrace or part of the first-floor balcony; no permit could be found for the tool shed (plot 610); the spiral staircase in the garage is not shown on the cadastral plan. The costs of bringing the property into compliance have not been quantified. The original construction is presumed to predate 1967.
