The industrial complex up for auction is located in the industrial area of the municipality of Isola Vicentina.
It has a commercial surface area of 7,880.50 sq m.
SUB. 1 – it is arranged over two floors with a total surface area of 7,575 sq m.
On the ground floor it comprises: a porch preceding the entrance hall with adjacent reception rooms, storage rooms and archives of approx. 172 sq m; a corridor leading into the production area consisting of a large open space equipped with mobile shelving and workstations with machinery, a loading/unloading area with mobile units used as prefabricated offices, shipping area, tool room, warehouses, of approx. 3,126 sq m; a specialized warehouse with humidity control of approx. 149 sq m, and service blocks and changing rooms of approx. 165 sq m.
On the first floor, reachable via the circular staircase located in the entrance hall and via an internal stairwell, there is the administrative area consisting of offices of approx. 1,364 sq m, with meeting rooms and archives, technical rooms, data center, and a production area of approx. 2,112 sq m consisting of a large room intended for production lines, with a portion of ESD area (area protected from electrostatic discharge), and with laboratories in prefabricated boxes separated by a corridor, completed by service blocks, changing rooms, and a canteen room totaling approx. 174 sq m.
On the roof there are technical rooms totaling approx. 230 sq m, located within a structure with a curved roof profile, housing the heating plant and compressor rooms.
The ground-floor rooms in the entrance/offices area have a height of approx. 4.00 m, approx. 3.20–2.70 m for the service blocks, and approx. 4.50 m for the production rooms and the warehouse; on the first floor they have a height of approx. 3.00 m for the office area and approx. 3.40 m for the production rooms; the technical rooms on the roof have a variable height of approx. 4.50–3.80 m.
SUB. 3 - it is arranged over two floors with a total surface area of 3,380 sq m.
In the basement it consists of storage rooms of approx. 624 sq m and technical rooms and heating plant of approx. 91 sq m; on the ground floor of an entrance hall of approx. 83 sq m, a laboratory/warehouse of approx. 241 sq m, a workshop/garage with wooden boxes for technical checks, with a control cabin serving the rotating platform and the dome, totaling approx. 341 sq m, and a service block of approx. 15 sq m.
Outside, the portions beneath the first-floor office "bridges" form a tunnel
with a central lightwell covered by a metal structure, all used as a warehouse for a total of approx. 843 sq m; in the lightwell there is a galvanized iron emergency staircase serving the first floor.
On the first floor there are offices and conference rooms of approx. 1,028 sq m, overlooking the outside and the central lightwell, as well as service blocks and archive totaling approx. 128 sq m. The floors are connected by an internal stairwell and an internal freight lift, which serves all levels up to the flat roof.
The basement rooms have a height of approx. 3.50 m, the ground-floor rooms have an internal height of approx. 4.10–4.30 m and the first-floor rooms have a height of approx. 3.20 m; the service blocks have suspended ceilings down to approx. 2.70 m.
Externally there is a research dome with a circular plan and fiberglass and aluminum roof and internal height of approx. 7.00 m, dedicated to prototype testing; this is not included in the appraisal.
The land plots, parcels 478 and 479, are located behind the industrial complex and kept as lawn surface, forming an area serving the activity, with a raised perimeter strip screened by buried prefabricated mesh and protective sheet, and with inside an installation for antenna tests with a rotating platform for technical trials and tests and part of the service route.
Parcel 478 has a cadastral area of 2,890 sq m and in planning terms falls within an industrial zone for 2,746 sq m; parcel 479 has a cadastral area of 1,450 sq m and is classified for agricultural use. Together they form a regularly shaped, flat plot used as a "test field" for the company.
Non-conformities are present.
Please note that, as regards the systems, only those not transferred with the transfer of the business unit that took place on 26/1/2024 are included in the valuation; the deed specifies that the assets, equipment, machinery and systems intended for production for the performance of the contracts indicated in the deed were included in the transfer, as well as all laboratory and research & development equipment, described in the list ATTACHED "C" to the deed. (see Annex 5)
LEASE AGREEMENTS:
- non-residential lease agreement entered into on 26/1/2024 for a term of 6+6 years from 26/1/2024, annual rent € 180,000.00 + VAT, advance quarterly installments of € 45,000.00 + VAT; this is a lease enforceable against third parties
- lease agreement in favor of third parties for car parking dated 8/7/1997 with private deed for a term of 6+6 years from 15/7/1997 to 15/7/2003 with renewal unless terminated, rent L. 12,000,000/year - advance monthly installments of L. 1,000,000, relating to the land area in Isola Vicentina sheet 16 parcel no. 255. The contract is no longer in force as it was transferred to third parties, i.e. to the tenant of the property.
EASEMENTS
- easements in favor of Enel recorded with AE Schio on 4/41995 under nos. 2662/2124 and on 4/4/1995 under nos. 2663/2125, referred to in the title deed dated 13/10/95 no. 95172 rep. notary G. Carraro.
- aqueduct easement in favor of the Municipality of Isola Vicentina, referred to in the title deed dated 19/04/2001 no. 72537 rep. notary G. Rizzi, along the western boundary between original m.nn. 476 and 438; in the design documents the municipal aqueduct पाइप is shown aligned about 1.50 m from the eastern boundary of the original m.n. 438.
