The lands AT AUCTION are used for the cultivation of grapes of the Verdicchio dei Castelli di Jesi variety.
They have a total area of 541,139 sqm, are planted almost exclusively as vineyard, and have a layout ranging from flat to slightly sloping.
The plantings were established in different years, but most of the area in 1979 (some plots in 1968, 1969, 1978 and 2001) with different spacings, mainly 3 m x 1.5 m (distance respectively between rows and along the row). The missing vines are within normal limits.
For some time now and to date, the vineyards are unattended, with spontaneous vegetation taking over the crop (see photographs).
Technical-legal situation: in October 2024 there was an inspection by Valoritalia, the body that verifies and certifies the productivity of a vineyard by checking its suitability for production in relation to the various production specifications (DOC, DOCG, IGT, etc.); they found the vineyards in a state of neglect, initially attributing a "minor" non-compliance and allowing 60 days to restore ordinary agronomic conditions. The owner did not carry out the necessary operations and therefore the non-compliance became "serious". As long as suitable agronomic conditions are not restored, the vineyards are not legally productive.
The following buildings are part of the sale:
- Former farmhouse on two floors with masonry structure and in dilapidated condition. On the ground floor we find the former stable, warehouse/storage rooms and garage. On the first floor kitchen, large living room, bathrooms and bedrooms. The gross area is approximately 303 m² on the ground floor and 220 m² on the first floor, for a total of 523 m².
- Industrial shed with metal structure and brick infill walls, in ordinary maintenance condition considering the age of the building. The area is approximately 305 m².
- 4 Silos with brick structure.
