Farmstay property in Torricella Sicura (TE), Piano Grande Hamlet 154

Agritourism business with plant nursery located in the Municipality of Torricella Sicura, Contrada Cesacamponi, consisting of a former rural building on two levels, a warehouse, a shed/garage and surrounding agricultural land.
The assets, with direct access from the connecting road between the hamlets of Santa Chiara and Piano Grande, are configured as follows: agritourism business consisting of a former rural building, surrounded by agricultural land, with renovated dining/refreshment rooms and two cellars and a storage room in their original condition on the ground floor, and an apartment on the first floor, still in its original condition and currently unfit for use; nursery, near the above-mentioned business, downhill from the above-mentioned connecting road, consisting of agricultural land, a shed used as a shelter/garage and a wooden bungalow used as a warehouse.
Overall commercial area equal to:
- Agritourism business - sq m 325 for the building, of which sq m 193 on the ground floor and sq m 132 on the 1st floor,
- appurtenant area of about sq m 1,230, and sq m 27,690 for the surrounding agricultural land;
- Nursery - sq m 400 for the shed and sq m 35 for the warehouse,
- appurtenant area of about sq m 3,175,
- surrounding agricultural land of about sq m 3,480.

Please note that all non-conformities found in the building, relating to volume increases (porch, entrance and wood-fired oven room), do not fall among works that can be regularized, because, in addition to not being covered by a Program Agreement signed with the Authority, they also exceed the maximum volume allowed in the agricultural zone, equal to 800 cubic meters.

Please also note that:
- the outbuilding ascertained by the Revenue Agency identified at sheet 53 parcel 549 sub 1 lacks a building permit and therefore first requires urban planning regularization and, once granted, payment of the municipal and cadastral penalties (calculated with the related interest to date) and then the related insertion on the map and cadastral registration;
- the outbuilding ascertained by the Revenue Agency identified at sheet 53 parcel 549 sub 2, authorized with a building permit and compliant with it, should be inserted on the map and registered in the cadastre, after payment of the administrative penalty imposed by the cadastre as mentioned above;
- the building intended for restaurant activity (agritourism), cadastral identified at sheet 53 parcel 546 sub 1, not compliant with what was approved in terms of planning and what is registered in the cadastre, cannot be subject to cadastral variation because the extension carried out (enclosure of the porch, construction of an entrance room and an annex with a wood-fired oven) exceeds the volume that can be built under planning rules.
