The buildable land area up for auction is located about 30 km from Padua, heading south, and about 10 km from Abano Terme. It is a hilly spa town with about 4,000 inhabitants, within the Euganean Hills Regional Park. The land is situated in a semi-peripheral position of the town, in a residential expansion area, characterized by two-storey houses above ground for residents.
It has a total surface area of 4,611 sqm.

The General Town Plan (PRG), adopted with Municipal Council Resolution no. 32 of 7 June 2004 and updated with Municipal Council Resolution no. 61 of 15 December 2004, includes the area in question within zone C2.
This undeveloped zone, intended for new residential settlement complexes, allows the following intended uses:
- Shops or small retail outlets for neighborhood businesses with sales area up to 150 sqm;
- Medium-sized commercial activities with a sales area not exceeding 1,000 sqm, with application of the minimum standards provided for by regional regulations;
- Professional practices, offices, public or private administrative activities; Warehouses and commercial storage;
- Artisan workshops whose facilities do not produce disturbing noise or odors, that are not used for activities included among those classified as unhealthy of Class I and II, up to a maximum of 250 sqm of usable floor area, and that are harmoniously integrated into the environmental context and in compliance with what is established by higher-level planning;
- Public or private garages, service stations, limited to what is provided for by the specific municipal plan, provided that suitable access is guaranteed;
- Hotels, restaurants, trattorias, guesthouses, bars, cafés, tourist services and agritourism; Cinemas, theaters and other leisure venues;
In the context of building interventions for residential purposes, the type of small-sized dwelling must be limited to a maximum of 30% of the overall volumetric amount represented by each intervention.

New construction interventions are permitted only upon approval of an implementing planning instrument (Detailed Plan or Subdivision Plan) according to the methods provided by the Technical Implementation Standards (NTA). The buildable quantities must not be lower than 75% of the maximum permitted. Adequate spaces must be provided for public green areas and parking standards, in the minimum quantities required by current state and regional regulations, in addition to those prescribed in the NTA and shown in the plan maps.

Urban planning agreement signed on 25 February 2009 no. 3191 Series 1T executed by Notary Gabriele Corciulo of Padua, Register no. 60488 – File no. 18390.

The area has been fully urbanized but the works provided for by the above-mentioned agreement have never started.
