AT AUCTION 1/2 share of land and bare ownership interest in a building in Licata (AG), Contrada Caduta - LOT 4

The properties are located in the area west of the urban center, characterized by the presence of seasonal homes, about 200 meters from the sea and about 6 km from the town center of Licata. They can be reached by taking Provincial Road 38 and then continuing on a more inland municipal road.
They have an area of about 1,024 sq m for the land and about 63 sq m for the building.
The building consists of a single above-ground level, adjoining a neighboring building, and internally comprises no. 2 small rooms on the ground floor (kitchen and bedroom) as well as no. 2 bathrooms, one of which has external access and is an addition to the main structure. In addition, an external staircase allows access to a further non-habitable attic room.
The external appurtenant areas around the structure are partly paved in cement screed, and on the south front of the property a wooden pergola has been built to cover a fenced area with a low wall up to a height of about 1 m.
There are also additional small building structures consisting of an oven room (next to the aforementioned pergola) and a technical room separated from the rest.
The remaining surfaces are partly paved in concrete, defining an area for vehicle parking near the entrance, and partly occupied by agricultural land with olive trees.
In the uphill area of the property, after crossing the road, there is another plot of land corresponding to cadastral parcel 577 used for agricultural purposes.

Please note that in the 1998 cadastral filing neither the external bathroom nor the canopy/pergola in front of the main building, together with the other accessories (oven room and water pump room), is recorded. It also emerges that the original structure was raised by creating an additional attic volume reachable by an external staircase.
All the above-mentioned discrepancies cannot be regularized from an urban-planning standpoint given the small size of the land intended for agricultural uses according to the PRG provisions; therefore, the removal of the non-regularizable structures (external w.c., oven and attic superstructure) is assessed, with removal costs assumed on a lump-sum basis to be € 5,000.00, deducted from the final appraised value.
