AT AUCTION House with annexes and land in Cortona (AR), Locality Casorbica 10 - LOT 1

The properties are located in the countryside near the town of Camucia and at the foot of the hill of Cortona, 5 km from the center of Cortona and about 7 km from the Perugia-Bettolle motorway junction.
They have a total commercial area of about 369.70 sqm.
The complex consists of a main building, entirely intended for residential use, an accessory building used as a garage-cellar, and a former pigsty, disused and unsafe.
To the original courtyard pertaining to the building, limited to the surroundings of the buildings, a vast agricultural area has been annexed, which is maintained as lawn and partly as vegetable garden; on the part of the annexed area facing the municipal road, a second driveway access to the courtyard has been created.
The main building is the head of a row of former colonial buildings located along the municipal road; the building extends towards the interior of the property and faces its main front onto the portion of the courtyard that constituted the old "threshing floor", onto which the garage and the pigsty overlooked.
It is arranged on three above-ground levels, the ground floor rooms all have access from the courtyard and are intended for "living area"; some portions have the walking surface at a slightly lower level than the external ground. The vertical connection is constituted by an internal staircase. On the first floor there is a kitchen-living room and a bedroom, while on the second floor there are 2 bedrooms, one of which has an exclusive bathroom.
The garage is located in front of the residential building, and is built with load-bearing masonry and a roof slab with wooden beams and joists supporting terracotta tiles. It consists of two separate rooms, both intended as accessories, such as cellar and tool storage. Access is directly from the courtyard and the shorter side of the building borders the municipal road. The building is integrated into the courtyard with appropriate arrangements and finishes.
The former pigsty building is located at the edge of the original courtyard of the building and was intended for housing pigs. The construction is single-level, made with a thin masonry structure and covered with a gable roof. Over time it has been converted into a garage. Currently it is in precarious structural condition, to the point that a portion has collapsed, and it is unusable.

There are discrepancies.

The residential property category A/3 is in the process of being vacated following a transaction with the tenant, and the deadline for releasing the property free of people and things has been set by the Delegate Judge for 15.12.2026.
