    Descrizione (IT)Opificio con laboratorio a Fermo, Contrada Campiglione 20 - LOTTO 1 Immobile sito in una zona pianeggiante lungo la valle del fiume Tenna, nella periferia ovest della città. L’area è ben collegata, a circa 15–20 minuti dal casello autostradale Fermo–Porto San Giorgio (A14), e caratterizzata da una crescente trasformazione urbanistica, con insediamenti produttivi, commerciali e artigianali.  In prossimità dell’area è in fase avanzata la realizzazione del nuovo presidio ospedaliero provinciale, accompagnato da interventi infrastrutturali (viabilità, rotatorie e collegamenti) che ne accresceranno l’accessibilità e il valore strategico. Suolificio con Uffici al P1 e Uffici, locali campionario e magazzino al PT, Sub. 33 L’opificio si presenta come una struttura funzionale e ben organizzata, sviluppata su due piani fuori terra. Al piano terra troviamo un’accogliente area di circa 150 mq, utilizzata come ufficio e sala campionario, rifinita con pavimenti in gres e divisori leggeri in cartongesso e PVC. Gli infissi, anch’essi in PVC, garantiscono un buon isolamento. Questa zona condivide con il primo piano gli impianti principali, elettrico e termico. La parte posteriore del piano, dove è collocato anche un montacarichi che collega i due livelli, si apre direttamente sul magazzino del sub. 34, anch’esso della stessa proprietà e lotto di vendita. La superficie adibita a deposito, di circa 110 mq, presenta pavimentazione al quarzo, ideale per l’uso industriale. Salendo al primo piano si accede a un ampio suolificio di circa 1.000 mq e a uffici direzionali di circa 150 mq. All’interno, l’ambiente si presenta come uno spazio ampio e regolare, scandito da una fila di pilastri in cemento armato. È presente un servizio igienico a supporto dell’attività. La pavimentazione, in calcestruzzo finito al quarzo, assicura resistenza e praticità per l’uso industriale. L’unità è inoltre dotata di impianto elettrico, rendendola pronta all’uso per varie destinazioni operative. Porzione suolificio P1, Categ. C/3 Il locale si trova al primo piano e risulta direttamente collegato al subalterno 33, destinato a suolificio, con il quale costituisce un corpo funzionale unico. La sua area copre una superficie lorda di circa 400 mq e si distingue per l’ampia altezza media interna, pari a circa 6,50 metri, che conferisce grande versatilità d’uso. La pavimentazione è in calcestruzzo finito al quarzo, ideale per garantire robustezza e durabilità in contesti produttivi. L’unità è inoltre servita da impianto elettrico, condiviso con il sub. 33, a conferma dell’integrazione tra i due spazi. Property located in a flat area along the Tenna River valley, on the western outskirts of the city.
The area is well connected, about 15–20 minutes from the Fermo–Porto San Giorgio (A14) motorway exit, and is characterized by increasing urban development, with manufacturing, commercial and artisan settlements.
Near the area, construction of the new provincial hospital hub is at an advanced stage, together with infrastructure works (roads, roundabouts and links) that will increase accessibility and strategic value.

Sole factory with offices on the 1st floor and offices, sample room and warehouse on the ground floor, Sub. 33
The industrial building appears as a functional and well-organized structure, developed over two above-ground floors. On the ground floor there is a welcoming area of about 150 sqm, used as an office and sample room, finished with porcelain stoneware flooring and light partitions in plasterboard and PVC. The window and door frames, also in PVC, provide good insulation. This area shares the main systems with the first floor, electrical and heating.
The rear part of the floor, where a freight lift connecting the two levels is also located, opens directly onto the warehouse of sub. 34, also under the same ownership and sales lot. The storage area, of about 110 sqm, has quartz-finished flooring, ideal for industrial use.
Going up to the first floor, there is access to a large sole factory of about 1,000 sqm and executive offices of about 150 sqm. Both areas are well equipped, with complete systems, single-fired ceramic tile flooring and restrooms. The workshop is also equipped with fume extraction and busbar trunking for electrical distribution. The internal height reaches 4.5 meters under the beam, ensuring excellent usability of the spaces.

The premises are located on the ground floor, with convenient access from the common courtyard. It has two independent vehicle entrances, both equipped with motorized sectional shutters that facilitate loading and unloading operations. The internal area extends for about 530 sqm, with a usable height of 4.00 meters, ensuring good usability for storage activities or light logistics.
Inside, the space appears large and regular, marked by a row of reinforced concrete columns. A restroom is available to support the activity. The flooring, in quartz-finished concrete, ensures resistance and practicality for industrial use. The unit is also equipped with an electrical system, making it ready for use for various operational purposes.

The premises are located on the first floor and are directly connected to subaltern 33, intended as a sole factory, together forming a single functional unit. Its area covers a gross surface of about 400 sqm and stands out for the large average internal height of about 6.50 meters, which provides great versatility of use.
The flooring is quartz-finished concrete, ideal to ensure robustness and durability in production contexts. The unit is also served by an electrical system, shared with sub. 33, confirming the integration between the two spaces.
