The property in question, located in an urbanized area and situated near other craft and industrial activities that give the area a reference point in the local market, extends along a completely flat valley located 8 km from the A14 motorway exit of Grottammare and 10 km from the Adriatic State Road, reachable directly via Provincial Road no. 92 heading east.

The factory, with a completely fenced area, can be divided into two distinct portions: the one facing the road, parallel to Provincial Road no. 92, and the warehouse built in multiple phases and resulting from expansions.

The road-side portion is a reinforced concrete structure of rectangular shape, developing over three above-ground floors: the ground floor mostly used for furniture display and office spaces for interior designers, the first floor (with both external and internal access) used for the administrative sector and appropriately divided with partition walls, the second floor with variable internal height used for archive, test room, and warehouses.

The ground floor, about 5,600 sqm with detached accessories of about 180 sqm, is subdivided as follows: Entrance 50 sqm, display rooms with sales booths, bathrooms and changing rooms 1,140 sqm, furniture/finished product storage 650 sqm, workshops/storage 3,020 sqm, finished product loading 460 sqm, painting rooms 150 sqm, CNEL cabins, power stations, compressor rooms 130 sqm, fully painted, with aluminum frames and anti-break glass. The systems have been updated and revised also to provide the exhibition hall with necessary lighting.

The first floor of 412 sqm is used for offices and has been divided with aluminum and glass partition walls, floors covered with carpet, painted walls, aluminum frames. The first floor has a balcony with iron railing on the south and east sides.

The second floor has an area of 415 sqm and is reachable via the internal staircase connecting all floors; it is used for archives and test room. Internal heights vary from 1.95 m to 3.95 m, and part of the floor has been divided with partition walls; they are well lit and ventilated.

The roof is made of cement-asbestos (eternit) sheets.

Due to a recent unauthorized access to the building by unknown persons, the electrical systems are now damaged and/or partially dismantled and/or no longer functioning.
