AT AUCTION: Building with land in Settefrati (FR), Via G. Terenzio 11

The properties are located in an area adjoining the historic centre, approximately 100 metres from the building and about 1 km from the land.
The building has a commercial floor area of 217 sq. m.
This is a residential building on three levels, in addition to the roof terrace, connected by a central staircase with two flights on each floor.
Partly attached to another two-storey building, it was partially renovated following the seismic events of 1984.
The ground floor is divided into an entrance hall, sitting room, living room, kitchen, hallway, bathroom and cellar. The first floor is divided into an entrance hall, hallway, two bedrooms, bathroom and a canopy used for storage, as well as a balcony. It is also noted that a rural section of a mixed-use building, recorded in the Land Registry under Sheet 17 – Parcel 627 – Sub-unit 2, is the result of a failure to update the cadastral records and is in fact part of the building recorded under Parcel 627 – Sub-unit 1 and Parcel 176.

The land, an olive grove currently in a state of neglect, is located on a hillside sloping southwards. It is bounded on three sides by the Fontana local road uphill and by a public drainage ditch downhill, and lies within Zone G3 – Panoramic and environmental protection zone (agricultural land) – Article 32 of the Technical Implementation Regulations (N.T.A.) of the current Municipal Master Plan. This is a panoramic and environmental protection zone where any type of new construction is prohibited and the existing natural environment must be preserved. The land is subject to hydrogeological protection restrictions, to the protection of rivers, streams and watercourses, and to the protection of woodland areas; part of it also lies within an area designated for the protection of archaeological-interest sites.
