The building, three floors above ground in addition to the basement, includes:
- basement, consisting of four technical rooms, for a total gross area of ​​approx. 238;
- basement floor, consisting of restaurant, breakfast room, five bedrooms with bathroom, changing rooms and swimming pool services, wellness center, warehouses, changing rooms and staff services, cold rooms, kitchens and services, for a total gross area of ​​approx. 908 of which approx. 599 for the restaurant room, breakfast room, services and accessories, approx. 135 for the changing rooms and pool services and approx. 174 for five rooms with internal toilet and accessories;

It should also be noted that:
- as shown in the appraisal of 03/12/2025 drawn up by Geom. Paolo Aisa, some artifacts next to the restaurant (portion of the systems, except for others) are partially located within a bordering parcel owned by third parties, as is an artifact along the fence facing the public road. In conclusion, given the lack of physical demarcations of the respective property boundaries, there is a promiscuity of part of the installations and systems present
- from the appraisal of Geom. Eridano Liberti of 03/12/2025 it appears that the Certificate of Habitability no. 195 of 05/11/2006 was issued for 20 rooms. According to the Technician, therefore, the structure currently consists of 38 rooms with internal bathroom, of which 20 have a certificate of habitability, 12 rooms for which it is necessary to obtain it and 6 rooms currently intended as an attic. Again according to the Technician, the change of use without works on the attic in order to regularize the 6 rooms present therein is feasible with a SCIA for regularization-urban planning compliance pursuant to L.R. 1/2015 and subsequent amendments with consequent updating of the Fire Brigade authorization and request for the new certificate of habitability
