AT AUCTION Car dealership with offices in Campobasso, Contrada Colle delle Api snc - LOT 3

The building is located in the Campobasso-Ripalimosani Industrial and Commercial Area, where there are industrial facilities, other commercial facilities, schools and facilities of other dealerships, and it is about 500 meters from the Northern Ring Road connecting to State Road 751, about 2 km from the Campobasso North–Contrada Colle delle Api interchange of State Road 710 and about 4 km from the city center.
It has a total commercial area of 1,992.81 sq m.
The property consists of a ground floor and a first floor used as commercial premises, as well as a steel photovoltaic canopy of about 440 sq m, used as a portico and as a covered parking area underneath for cars, as it is declared non-operational.

The load-bearing structure is a prefabricated steel type with large windows and parking both uphill and downhill of the structure.

The property is currently subject to a regular commercial sublease agreement dated 30/07/2015 with a term of 6 years and automatic renewal for a further 6 years, unless notice of termination is served at least 12 months before the contractual expiry by registered letter with return receipt. The rent is currently set at Euro 7,582.00 plus VAT on a monthly basis. The receiver reserves the right, in accordance with the contractual provisions and the Liquidation Plan, to give formal notice of termination in order to avoid automatic renewal, which is incompatible with the liquidation purpose of the procedure.

The building non-compliances present at the time of drafting the Valuation Report, due to the construction of small internal variations that do not affect areas and volumes, and the cadastral non-compliances due to a different internal layout, were remedied upon the transfer of ownership of the property from the leasing company to the user, the current company in L.G. no. 13/24, which took place on 18/03/2026.
The related fees and expenses will be borne by the successful bidder to the extent determined within the limits set out in the valuation report and in any case based on what is awarded by the judge.
Following the above regularizations, the real estate units subject to sale have taken on new cadastral references with the suppression of the previous ones.

The auction concerns exclusively the ownership of the property.
The commercial activity currently present in the premises is carried out exclusively under a valid commercial lease agreement and is not subject to insolvency proceedings.
The furnishings, equipment, vehicles and all movable assets possibly visible in the photographs are not included in the sale. The commercial activity therefore continues regularly in the property for the duration of the lease agreement and unless terminated, as specified therein.
