FOR AUCTION Warehouse in Campobasso, Via Tiberio 80-80/a - 82-82/a - 96-96/a - 112 - LOT 1
The warehouse is part of a 4-storey building called "Condominio Carmidisa" located in the semi-peripheral area of the city, where there are also financial offices, the police cadet school, the Police Headquarters, schools, supermarkets and a church.
It has a cadastral area of 627 sqm.
The property is located on the ground floor, entirely intended for commercial premises, with direct view onto the condominium courtyard. The load-bearing structure was built in reinforced concrete with plastered and painted hollow-brick-and-concrete walls; the portion against the ground shows moisture infiltration as it is not well insulated.
A part of the property, equal to 210.15 sqm, is currently subject to a regular lease agreement with a term of 6 years, effective from 01/01/2021 and with automatic renewal for a further 6 years, unless termination is served at least 12 months before the contractual expiry by registered letter with return receipt. On 14/10/2025, the receiver, in accordance with the contractual provisions, served formal notice of termination in order to avoid the automatic renewal, which is incompatible with the liquidation purpose of the procedure. The rent is currently set at Euro 8,400.00 per year, with VAT not applicable.
There are cadastral discrepancies because the plasterboard partitions that divide the leased portion from the vacant portion are not shown.
Please note that the warehouse can be divided into three independent and functional lots by regularising the cadastral records for a different distribution of the internal spaces, changing the number of real estate units and registering each unit in Category C/2.
Building Cadastre of the Municipality of Campobasso at Sheet 125:
Parcel 123 - Sub 109 - Category C/2 - Cadastral income € 3,835.00
The auction concerns exclusively the ownership of the property.
The commercial activity currently carried out in the premises is exercised exclusively under a valid commercial lease agreement and is not subject to insolvency proceedings.
The furnishings, equipment, vehicles and any movable assets possibly visible in the photographs are not included in the sale. The commercial activity, therefore, continues regularly in the property for the duration of the lease agreement, as specified therein.
