The building land for auction is located in a strategic position close to the main communication routes to and from Ascoli Piceno, just 1.2 km from the Ascoli-Mare expressway, 4 km from the historic center, and 25 km from the Adriatic Highway A14.
It has an area of 22,470 sqm.
According to the current general regulatory plan of the municipality of Ascoli Piceno, the area where the lot is located falls under the management of the Industrial Core which identifies the area as zone 3 – Regulated community services as per art.6 of the technical implementation rules of the Variation to the Regulatory Plan of the productive areas of the Ascoli Piceno agglomeration, Maltignano.
The Urban Destination Certificate prot. N. 0082783 issued by the Municipality of Ascoli Piceno on November 12, 2020 identifies the following urban destinations:

Based on the Technical Rules of the Core, the area is buildable with possible destinations of the building for community services such as:
• wholesale trade facilities;
• retail trade facilities;
• commercial deposits of community interest;
• buildings and facilities for tertiary activities, advanced tertiary, innovative and service. In particular, destinations of the type are allowed:
• hospitality, such as hotels, motels, etc.; recreational and leisure services, for health services, wellness centers, specialized clinics, polyclinics, etc.;
• sports and recreational facilities of community interest;
• public and public interest services, as well as public establishments;
• car dealerships and vehicles in general, with related services for vehicle assistance;
• operating facilities for fuel distribution, minor maintenance and emergency of vehicles with possible presence of public establishments, depending on the facility and serving the users of the same;
with the following constraints:
• setback from the boundaries of the buildable area of 10 m;
• covered area not exceeding 50%, to which can be added canopies and porches; maximum height 19 m;
• area to be allocated for parking will be that resulting from the application of art. 41 sexies of the Urban Planning Law n. 1150/1942 as amended by Law n. 122/1989, that is sqm. 1.00 (one) of parking for every mc. 10.00 (ten of new construction);
• in the case of productive settlements of a commercial and/or directional nature, allowed by the zoning destination, for every sqm. 100.00 (one hundred) of gross floor area of the planned buildings, there must correspond a minimum quantity of sqm. 80.00 (eighty) of space, excluding roadway areas, of which at least half intended for parking in addition to those referred to in the previous paragraph and in any case in compliance with what is established by L.R. 26/99.
With the aforementioned limitations, it will still be allowed to develop on the areas of the lots all the building potential, corresponding to 50% of the lot area.
On parcels 343 and 587 of sheet 80, the building convention was registered on 01/08/1991 at reg. part. n. 3904 the building convention for the deed received by Notary Pietro Caserta of Ascoli Piceno on July 22, 1991, repertoire 68121.
The registration of this convention is not subject to cancellation.
