The property is located in a central area adjacent to Corso Vittorio Emanuele II and about 500 metres from Piazza dei Cavalli.
It has a surface area of 3,611.05 sqm.
Real estate complex consisting of three above-ground floors housing three cinema halls; access is via a shopping arcade located on the ground floor, between Via San Siro and Corso Vittorio Emanuele.
The construction of the current structure has undergone several changes and transformations over the years; the original layout dates back to 1883, with subsequent works in 1929, 1947 and 1973, as well as further maintenance works.
On the ground floor, in addition to the bar and ticket office area, there are waiting rooms, the main staircase providing access to the upper halls, the entrance to the stalls of the Politeama hall, office rooms, toilets and storage rooms.
On the eastern side, facing the internal courtyard, there are warehouses and technical rooms.
Also on the ground floor, on the north side, there is another courtyard bordering Via San Siro; from the latter there is access to the vehicular ramps to the underground garages.
On the first floor there are two additional cinema halls, namely the Ritz hall and the Vip hall. Dressing rooms as well as toilets are also present.
On the second floor there are dressing rooms, toilets, the projection rooms for the Ritz and Vip halls, as well as a terrace serving as a flat roof.
The third floor is occupied by circulation areas, corridors, toilets and the projection room for the Politeama hall.
There is also a small portion of the building, intended for storage, in the basement and located exactly beneath the stage of the Politeama hall.
Finally, please note that the gallery of the Politeama hall occupies the first, second and third floors, for a total of 1,155 seats, while the Ritz hall has 156 seats and the Vip hall has 96 seats.

Please note that the properties are currently operated under a business lease agreement.
The Lessee states its unconditional willingness to sign an early termination of the lease agreement at the end of the month in which the Lessor completes the sale to third parties of the business and/or one of the properties, with no penalty charged to the Lessor.
The Lessee also has a right of first refusal at the same price offered by third parties, in the event of receipt of an offer for the lot(s) subject to sale, to be exercised by means of a specific written notice within ten days from the notification to the lessee of the successful conclusion of the sale negotiations with the third-party purchaser.
