SUPERFICIAL PROPERTY WITH EXPIRATION IN 2051
Irrevocable purchase offers are being collected for the Cala Ponte Marina Tourist Port located less than 2 km from the town of Polignano a Mare, easily accessible thanks to its proximity to the Polignano Nord exit from the state road 16 coming from Bari and Brindisi.
The entire port structure is built partly on state-owned land and partly on land owned by the Municipality of Polignano a Mare for a total land area of 18,204 sqm, in addition to the surface of the water bodies reported in the state concession, composed as follows:
A - Office-deposit-services building - gross area 959 sqm + 58 sqm, consisting of two buildings, separated by an external connection; adjacent to one of the two buildings is the commercial bar area and, in the rear area, the technical room for the systems. The first building develops on a single level with a total height of 5.00 m and consists of: reception entrance, n.5 offices, n.1 meeting room, n.1 archive, n.1 public counter, restrooms for staff, porter’s lodge, and MT/BT transformation cabin. The second building consists of a quadrangular block with an adjacent bar and a rear technical room. The quadrangular block is divided into four symmetrical parts intended for restrooms and in the center by a laundry room.
B - Bar area - gross area 118 sqm, has an entrance from the square in front of the docks connected by four steps and a ramp. It consists of the main room with tables, the counter area connected to an office room with a restroom for staff, and a storage room with direct access from the outside.
C - Lighthouse - gross area 24 sqm, lookout tower for boats entering the port, located at the terminal end of dock A and has an access door from the dock and three narrow elongated openings positioned at 90° to the center. Access to the signaling lantern is via a ladder.
D - Fenced and equipped outdoor spaces - area 1,399 sqm + 15,646 sqm - All outdoor spaces are fenced with dry stone walls and are equipped with lighting, fixed fire extinguishing system, water systems, and sound diffusion system. The spaces are also equipped with safety ladders for entry/exit from the sea.
All external surfaces are monitored by a closed-circuit TV system with video recording taking place in the porter’s lodge located near the pedestrian entrance.
E/F/ENEL Cabin and Fuel Distributor
G - Boat launching ramp - reinforced concrete ramp, located near the main entrance between pier E and dock F, allowing for the launching/retrieval of boats that can be towed by vehicles.
F - Floating docks C1-C2-C3-C4-C5-C6-D-E, hosting a total of 235 boat places.
H - Docks A-B-F-G-H, hosting a total of 80 boat places, equipped with cast iron bollards, stainless steel mooring rings, rubber fenders, and eye bolts. At the terminal end of dock H, there is a space reserved for helicopter landings.
I - Fenced customer parking - Access and exit are through automatic barriers controlled by a transponder.
The total area under concession is 64,010.73 sqm.

Base price: € 9,000,000.00 (nine million euros) plus any legal charges due, already including the amount to be paid to the secured creditor in the amount of € 3,025,000.00.
Minimum offer: € 7,200,000.00 (seven million two hundred thousand euros) plus any legal charges due, already including the amount to be paid to the secured creditor in the amount of € 3,025,000.00.
It is finally noted that Article 7 of the Statute of Cala Ponte S.p.a. recognizes the right of first refusal in favor of shareholders in the event of the transfer of the same shares. For this reason, the Curatorship will preliminarily inform the shareholders of this competitive procedure and communicate to them, both in advance the base auction price and subsequently the final auction price reached at the end of this sale, so that they can exercise the preemption provided for by the statutory regulations.
Therefore, the award in favor of the best bidder can only be considered definitive once 30 days have passed from the provisional award itself, within which the shareholders can exercise the right of preemption established in their favor (Art. 106 L.F. and 2471 of the Civil Code).
