Agricultural land in Padua, Via Rienza - LOT 1 - RIGHT OF SURFACE WITH 7 YEARS REMAINING

The land for auction is located in a suburban area.
It has a surface area of 11,857 sqm.
Parcel 755, with a cadastral area of 11,558 sqm, has an irregular shape, is partly fenced, lies flat, is currently uncultivated, and has no direct access to the public road network.
Parcel 757, with an area of 299 sqm, has a regular shape, is partly fenced, lies flat, is currently uncultivated, and has no direct access to the public road network.
Access to the lot is identified from the existing internal private asphalt road on the northern side of parcel 890 through parcels 260 and 265 (internal road).

Based on the documents of the current Plan of Interventions, it is as follows:
- partly in homogeneous territorial zone E2 agricultural-productive;
- partly in homogeneous territorial zone E1 agricultural landscape.
Based on the documents of the PAT of the Municipality of Padua, which explicitly refers to the provisions and regulations of the PATI, it is affected by:
- constraint-generating elements – buffer strips and protection areas: power line buffer strip;
- geological suitability – suitable areas;
- natural values and protections – ecological network: 2nd-degree naturalistic connection areas.
The area is primarily governed by Articles 5.6.4 and 17.2.2b of the PAT NTA.
The area is partly included within the consolidated urbanization areas, governed by Art. 11.5 of the PAT NTA and approved with DCC 53/2020.

Both parcels are subject to a RIGHT OF SURFACE ESTABLISHED for a duration of 20 (twenty) years (starting from the publication date of the title, January 10, 2013) aimed at the installation of a photovoltaic system (never built).
