The building land for auction is located in a peripheral area between Viale Padre G.B. Aguggiari and Via Mario Civelli.
It has a total area of 15,185 sqm.
The Territorial Government Plan (PGT), approved by the Municipal Council Resolution No. 27 of June 12, 2014, and published in the Official Bulletin of the Lombardy Region (BURL) No. 45 of November 5, 2014, includes the area within the parts of the territory designated for new settlement complexes, for completion or transformation consisting of transformation areas (AT) and completion areas.
Regarding AT18 - Former Enel of Viale Aguggiari, it is included among the strategic areas involved in ongoing plans. The procedural steps taken include the signing of the agreement on December 22.
The area is compatible with the PTCP, as it does not involve agricultural areas, and is partially affected by the PIF, as it hosts a transformable wooded area.
The territorial surface (ST) is equal to 15,500 sqm and can accommodate a building capacity of 28,140 mc. The public or publicly usable facilities planned include 940 sqm to be allocated to public green space and 500 sqm to be allocated to parking, as well as the construction of a municipal gym in Via Giordani. The areas for road infrastructure include 400 sqm to be allocated to sidewalks and local public transport stops. The maximum allowed height is 16.25 m. The coverage ratio is 30%.

The Municipality of Varese, through the Municipal Council Resolution No. 437 of September 22, 2016 (Prot. Gen. 89368/2016), has initiated the procedure for the Variation to the Territorial Government Plan aimed at reducing land consumption and for the reclamation of degraded land.

They are completely included within the areas at archaeological risk (Rules Plan, ecological-hydrogeological constraints, Sheet 3) and mostly within the perimeter of the inhabited center, as identified by the Highway Code and by Legislative Decree of April 30, 1992 No. 285 and Resolution of the Municipal Council of December 28, 2011 No. 689 (Rules Plan, anthropic and infrastructural constraints, Sheet 3).
Finally, for a small portion, it is affected by the protection zone generated by the high-voltage power line, as provided by the National Framework Law of February 22, 2001 No. 36, by the Decree of the President of the Council of Ministers of July 8, 2003, and by the Decree of the Minister of the Environment of May 29, 2008.
