The apartment for auction is located in an outlying area near the small industrial zone.
It has an area of 100 sqm.
The apartment is on the first floor of a building with two above-ground floors and one basement level.
With access from the external staircase, it is divided into a living room, kitchen, hallway, two bedrooms, storage room and bathroom. There is a balcony.
The portion of the unit on the basement level consists of two rooms, identified on the cadastral plan as "cellar", and a second space intended as a w.c.; access to a portion of the cellar is from sub 12, which is not the subject of this sale.
There is an enclosed canopy built without authorization.

Regarding access to the portion of sub. 13 intended as a cellar, it is noted that from the review of the 2012 deed of division, the following is stated:
"The co-dividing parties agree to allow, as a personal right (and not as an easement), to the spouses Mr. --- OMITTED --- and --- OMITTED ---, as owners of cellar mn. 203/10, to enter and exit the common courtyard mn. 203/7 through the small portion of cellar mn. 203/11 hereby assigned to Mr. --- OMITTED ---, and said personal right of passage shall continue to exist as long as cellar mn. 203/10 remains the property of the assignee spouses Mr. --- OMITTED --- and --- OMITTED ---, whereas any future owners of cellar mn. 203/10 shall have to provide their own independent access from the common courtyard"
The aforementioned subalterns 10 and 11 of the excerpt of the deed of division reported above are currently identified as:
- sub. 10, subsequently suppressed, is a portion of the cellar at basement level currently identified as sub. 13 in the cadastral records in the debtor’s name (for the 1/2 share);
- sub. 11, also subsequently suppressed, is a portion of the cellar at basement level currently identified as sub. 12, in the cadastral records in the name of third parties.

There are discrepancies.

Please note that the property is 50% owned by the Judicial Liquidation and is currently also used by the 50% co-owner who resides in the property.

The property is transferred including the furnishings.
