Right of full ownership for the share of 1/1 on the property located in Terni, Via Lombardia n. 1 consisting of an apartment and a related cellar. The apartment is located on the second floor and the cellar in the basement of a building with a flat roof that develops over a total of five floors, of which one is underground and four above ground. The apartment has a gross area of 97 sqm and a usable area of 77.50 sqm, consisting of an entrance with a corridor from which the doors to all rooms open, specifically: two bedrooms, a living room used as a dining room, a bathroom, and a kitchen that has direct access to the exclusive balcony, where a small storage closet has also been created. Meanwhile, the cellar of about 5.60 sqm is located in the basement and is currently unused and completely cluttered with waste materials. The expert appointed by the Court did not find the property’s cadastral compliance and estimated the cost for regularization at € 1,188.85, did not find the building compliance and estimated the costs at € 1,000.00 while finding urban planning compliance. It does not appear that a regular condominium has been established, but the expert appointed by the Court has approximately estimated an annual expense of about 50 euros for the lighting of the stairs, door opener, and intercom; at the time of access, the executed party did not declare any outstanding condominium fees.
The property is occupied by the tenant and their family under a lease agreement that is enforceable against the execution procedure. The contract will expire on 14.12.2028 and the rent has been agreed at € 3,600.00 per year. The property is registered in the Land Registry of the Municipality of Terni under sheet 110, parcel 71, sub 6, category A/3, class 3, consisting of 5 rooms, area 93 sqm, income € 387.34, the estimated price is € 60,240.00 and the starting auction price has been set at € 49,000.00. The regularization costs mentioned above have already been deducted from the estimated price. There is no certificate of habitability.
