Property complex at auction consisting of a large-sized building as well as the numerous surrounding plots of land located near the "Passo della Mauria", an Alpine pass on the border between the Veneto and Friuli Venezia Giulia regions. The property is set in a wooded urban context, a short distance from the town of Forni di Sopra, a mountain tourist center of some importance both for skiing and hiking, especially for Friulian tourism.

The building, located at the end of the unpaved lane, originally intended as a summer camp called "Colonia alpina ex O.D.A.", now in a state of abandonment, is spread over five levels, with a total gross volume of approximately 20,188.00 cubic meters.

The properties fall within the following zoning:
- Zone G3 — skiable public lands in wooded areas or in meadow areas or sparse woodland, i.e., parts of the municipal territory used for Alpine skiing and those usable for expansion — mainly governed by Art. 38 of the relevant N.T.A.
- Zone G2d - integrated accommodation facilities, i.e., parts of the territory affected by buildings intended to host integrated interventions (infrastructure, professional accommodation facilities, residential accommodation facilities) for the development of tourist hospitality — mainly governed by Articles 3, 4, 5, 6, 7, 8, 9, 10 and 37 bis of the relevant N.T.A.
- Zone Q — for services and facilities of collective interest - Public Green - and in particular "Parking", i.e., parts of the territory intended for works and facilities of collective interest, existing and planned, identified according to the needs of the resident population, the tourist population and the established activities — within Zone G3 skiable public lands mainly governed by Articles 37 bis and 55 of the relevant N.T.A.
- Zone E2 — forestry agricultural in wooded areas, i.e., parts of the municipal territory intended or recoverable for forestry production, mainly governed by Articles 24, 25, 26, 27 and 29 of the relevant N.T.A.
- Zone E4 — agricultural in landscape agricultural areas, i.e., parts of the municipal valley-floor territory where most of the forage needed for the livestock sector is harvested and which have significant landscape values — mainly governed by Articles 24, 25, 26, 27 and 31 of the relevant N.T.A.
- river protection buffer (Legislative Decree no. 42/2004)
- pedestrian paths mainly governed by Art. 53 of the relevant N.T.A.
- road protection buffer mainly governed by Art. 70 of the relevant N.T.A.
With reference to the "Extract Plan for the hydrogeological layout of the river basins of the Isonzo, Tagliamento, Piave and Brenta-Bacchiglione rivers (PAI — 4 basins) and corresponding safeguard measures" this lot falls within:
- "Riverine area of relevance"
- "Medium geological hazard P2"
From the project sheet of Variant no. 42 of the P.R.G., of which an excerpt is attached, it emerges that through a public-private agreement with the Municipality and the Friuli Venezia Giulia Region, there is the possibility of constructing a ski lift system.
