The property has access from Provincial Road no. 44 and is located near the Modica-Pozzallo industrial area, an area equipped with all infrastructure and primary services.
It has a commercial area of 8,766.70 sq m.
The facility consists of several building bodies as listed: -A Building body intended for processing; -B Mechanical workshop for repair of company vehicles; -C Canteen and changing room; -D Building body intended for processing; -E Area intended for loading and unloading products; -F Offices; -G Analysis Laboratory; -H Technical body for the batching plant system; -I Storage room; -L Electrical power substation; -M Storage room; -N Appurtenance (maneuvering space and walkways).
The flooring is made in all processing rooms in reinforced concrete (cement conglomerate), while in the canteen, changing room and offices it is made of ceramic. The workshop flooring is an "industrial floor" suitable to contain spills of polluting liquids. The walls of the processing rooms were built with soft limestone and cement blocks; other walls are in prefabricated prestressed concrete panels. In all processing rooms there are no window/door frames for openings except in the workshop and storage room; in some sheds there are windows with metal frames and wired glass.
The area occupied by the buildings is approximately 8,420 sq m, on a lot of 37,150 sq m.
Please note that asbestos-cement (eternit) sheets are found on the roofing of almost all building bodies and that the eternit roofing in all building bodies shows an advanced state of surface deterioration, with evident breakages and crumbling of asbestos-cement sheets, a level of deterioration such that partial restoration cannot be carried out; therefore removal of the roofing sheets is indicated, the costs of which have been deducted from the value of the base price.
The building is a potential source of asbestos fiber release and therefore any remediation activity must be implemented according to a safety plan that must take into account the level of risks.
