AT AUCTION Building Land in Rome, Via Nocetta/Via di Valle Lupara

The building area at auction consists of plots of land located in Rome’s historic central area, near Villa Pamphili and the ancient Aurelia.

The land has a total surface area of 31,332 sqm

The land falls within the "Protected Public Green Park" area, which is part of the "Valle dei Casali" Nature Reserve. Under the previous Master Plan, these lands had an urban planning designation under the P.R.G. approved by Presidential Decree (D.P.R.) 16.12.1965, which indicated that most of it fell within M/2 (private service facilities) and a smaller part within zone N (public green space along the road network).
Considering the building compensation rights provided for by the Variant to the P.R.G. "plan of certainties", approved with D.G.R.L. no. 856 of 10.09.2004, between the previous forecasts in zone M2 and the subsequent change of the entire area designation to zone N (public parks and sports facilities), the initial volumes of Via della Nocetta may be subject to urban planning compensation, so much so that some of them have already been included in urban-planning programs.

Please note that, following an inspection, the Procedure has verified the presence, within parcel 769, of people and illegal temporary structures, including sheet-metal/wood huts, no. 2 caravans, a vegetable garden and various enclosures for housing domestic animals; there were also stacks of wood and various materials.

The land is registered in the Land Registry (Catasto Terreni) of the Municipality of Rome on Sheet 438:
Parcels 41 – 769 – 49 – 58 – 829 – 823 – 825 - 827
