AT AUCTION Building Land in Rome, Via Nocetta/Via di Valle Lupara

The buildable area up for auction consists of land located in Romes central historic area, close to Villa Pamphili and the ancient Aurelia.

The land has a total surface area of 31,332 sqm

The land falls within the "Restricted Public Green Park" area, part of the "Valle dei Casali" Nature Reserve. Under the previous Master Plan, these lands had an urban planning designation under the P.R.G. approved by Presidential Decree (D.P.R.) 16.12.1965, which indicated that most of it was classified as M/2 (private service facilities) and a smaller part as Zone N (public green area along the road network).
Considering the building compensation rights provided for by the P.R.G. variant "plan of certainties", approved with D.G.R.L. no. 856 of 10.09.2004, between the previous forecasts in Zone M2 and the subsequent change of the entire areas designation to Zone N (public parks and sports facilities), the starting volumes of Via della Nocetta may be subject to urban planning compensation, to the extent that some of them have already been included in urban planning programs.

Please note that, following an on-site inspection, the Procedure verified the presence, within parcel 769, of persons and unauthorized temporary structures, including sheet metal/wood huts, no. 2 caravans, a vegetable garden and various enclosures for housing domestic animals; there were also stacks of wood and various materials.
