The undersigned Lawyer Francesco Catapano, registered with the Bar Association of Trani, with an office in Barletta (BT) at Via Chieffi n.8 (pec: francesco.catapano@pec.ordineavocatitrani.it; tel: 0883534138), delegated to the sale operations by the Judge of Executions of the Court of Trani, Dr. Diletta Calò in the enforcement procedure n.107/2024 R. G. Es. Imm., with order of 08.04.2025;

ANNOUNCES

that on JULY 15, 2025, at 4:00 PM, through the platform www.venditegiudiziarieitalia.it, the sale without auction of the property related to the enforcement procedure n.107/2024 R.G. Es. Imm., described below, will take place, in accordance with the "synchronous telematics sale" as per art. 21 D.M. February 26, 2015 n.32:

UNIQUE LOT: full ownership for the share of 1/1 of the villa in Trani, at Via Monte D’Alba n.62, consisting of basement, raised ground floor, first floor, and external garden, with related uncovered parking space and garage; as well as full ownership for the share of 1/2 of the access avenue.
The villa is identified in the land registry at sheet 40, parcel 1239, sub. 1, Via Monte d’Alba, floors S1- T - 1, category A/7, class 3, size: 10.5 rooms, cadastral area 317 sqm, total excluding uncovered areas 306 sqm, income €759.19. The parking space is identified in the land registry at sheet 40, parcel 1239, sub. 2, category C/6, Via Monte d’Alba, floor S1- T, class 1, size 40 sqm, cadastral area 43 sqm, income €51.65. The garage is identified in the land registry at sheet 40, parcel 1239, sub. 3, Via Monte d’Alba, floor T, category C/6, class 2, size 54 sqm, cadastral area 64 sqm, income €83.67. The access avenue is identified in the land registry at sheet 40, parcel 1241, sub.1, Via Monte d’Alba, floor T, category F/1, size 349 sqm.

This is a villa on two above-ground floors and one basement, with an attached garden, courtyard, and external area used as a driveway. The villa is accessed from a private driveway at street level leading to the gates of the property. The raised ground floor is accessed through the garden, from a single-leaf entrance door in armored wood that leads into the entrance. It consists of an entrance, kitchen, living room, hallway, bathroom, and one bedroom, with a gross area calculated (based on the graphic documents found and summary metric surveys) of about 138 sqm. The first floor is accessed via a curved staircase covered in stone from the entrance of the ground floor. It consists of a large hallway, laundry room, bathroom, WC, and two bedrooms, with a gross area calculated (based on the graphic documents found and summary metric surveys) of about 120 sqm. The basement is accessed via an internal connecting staircase from the entrance of the ground floor. It is also connected to the garage described later. The basement consists of a storage room, a bathroom, and a single room with a kitchen, with a total usable area of 80 sqm. The building's roof is flat and not walkable, with the presence of a photovoltaic system. The heating system is autonomous. The villa is equipped with intercoms and an alarm system. The parking space is located on the ground floor within the property of the same building where the seized property is located; it is accessible from the avenue at number 62 of Via Monte D’alba and has a gate for vehicle access; it is configured and delimited with a cadastral plan configuration, but in fact, it is not physically delimited and has a total commercial area of 43 square meters. The garage is accessible from an external driveway ramp and is also connected to the basement of the building and, through it, connects, via an internal staircase, to the raised ground floor and the first floor; it develops on a single level and consists of a single room with a regular plan configuration for a total commercial area of 57 sqm. The access avenue is a common property exclusively pertaining to parcels n.1239 sub. 1, 2, and 3 and 1240 sub 1 and 2.

BASE VALUE: €615,000.00 (six hundred fifteen thousand/00)

MINIMUM OFFER: €461,250.00 (four hundred sixty-one thousand two hundred fifty/00)

MINIMUM BID in case of auction: €12,300.00 (twelve thousand three hundred/00).
