FOR AUCTION Rural building in Castel Sant'Angelo (RI), Cotilia locality, Via Prima Nazionale, State Road 4 Salaria 22-24

This is an early 20th-century sky-to-ground townhouse of typical rural type, with an almost rectangular plan, set within a small row of similar buildings facing State Road 4 Salaria, a well-known urban road with lanes for vehicular traffic that connects various areas in the Reatini territory, with which it shares a portion of a common external courtyard that acts as a buffer between the properties and the road.
It has a total residential surface area of 162 sq m.
The building, uninhabited for about 15 years, is arranged over 2 above-ground levels and has been cadastrally split into two real estate units, adjacent and in fact connected to each other.
The portion recorded on Sheet 20, parcel 442, sub. 1 is accessed through a wooden entrance door at number 24 on Via Salaria, which leads into a small vestibule, and through a second wooden-and-glass door one enters a large suspended-ceiling room used as a kitchen/living room, with a window. From here, through an internal door, one enters a hallway from which the common stairwell leads to the upper floor. From the same hallway there is also access to the kitchen of the other real estate unit, which uses the same staircase to reach its rooms on the second level. On the first floor there is the sleeping area, consisting of a large bedroom and a small bathroom; in the main room the single-pitch sloping roof is visible, made with a structure of wooden beams and terracotta tiles.
The portion recorded on Sheet 20, parcel 442, sub. 2 is accessed through a wooden entrance door also showing number 24 on Via Salaria, leading into a small vaulted cellar room where a washbasin is present; from a second wooden door at number 22 one enters a large kitchen/living room with a window and an exposed wooden-beam ceiling, where there is also a fireplace. Through a door one enters the hallway where the common staircase leading to the upper floor is located. Also in this case, on the first floor there is the sleeping area, consisting of a large windowed bedroom with a sloping wooden ceiling and a second small bedroom with a vaulted ceiling like the underlying cellar. This real estate unit has no bathroom facilities.
The rural property was originally a single real estate unit; the division into two separate units was carried out when the building was entered in the Buildings Cadastre, and no urban-planning authorization file for such division was found at the municipality.

Therefore, cadastral discrepancies are present.
