The buildable land in auction is located in a strategic position just 900 meters from the new hospital complex and the industrial area.
It has an area of 44,520 sqm.
The current urban planning destinations of the lands following the Variant to the current P.R.G. by the Municipality of Fermo:
- STR, Public road - approx. 0.1150 ha - Art. 52 NtA
- B1, Predominantly residential fabric with higher density - approx. 0.1050 ha - Art. 62 NtA

Within the compartment, an area of approximately 6200 sqm (partly owned by the Company --- omissis ---spa for about 2000 sqm and partly by another owner), is perimetered with the symbol "SUAP" meaning that it has been involved in a project for the recovery and transformation of buildings located inside particle 62, through the application of procedures under D.P.R. 160/2010 (ex D.P.R. 447/98) as a variant to the provisions of the P.R.G.
This area of approximately 6200 sqm must therefore be excluded from the territorial area falling within Project Area n. 23b, as it is part of a specific project approved after the entry into force of the Project Area, APPROVED AS A VARIANT TO THE P.R.G. PURSUANT TO THE PROVISIONS OF D.P.R. 160/2010 (ex D.P.R. 447/98)

The entire area consists of a single body of roughly trapezoidal shape. In a roughly central position of the area in question, there is a tertiary complex with its related courtyard of other properties, identified by particles 62, 403, 436, 434, 438, 421, 422, 432, accessed from the S.P. 239 road via a passage located within particles 428 and 430, also owned by the bankrupt company, subject to a right of way (for which reference is made to points 4 and 5 of the question). The area is also crossed by a public water channel, passing along the border between particles 427-428-413 and 429-430.

Please note that the lot is included in the compartment affected by the project for the new roundabout on S.P. 239. A portion of the surface will be transferred/subject to servitude for the construction of the work. On the other hand, the subdivision will benefit from the junction and direct access to the roundabout itself, increasing road capacity, ease of exit, and the overall commercial value of the area.
