There are irregularities.

The real estate unit is in the possession of the owner for the display-sales portion and warehouse on the ground floor and rooms on the first floor, while the remaining portion on the ground floor is in use by another party by virtue of a lease contract dated 03.03.1998, registered in Fermo on 11.03.1998 under no. 1941 series 3, with a term of 6 years + 6 automatically renewable, adjustable after the 4th year, for the use of about 1200 sq m; lease contract dated 07.12.2016, partly amending the previous one from 1998, registered in Fermo on 16.12.2016 under no. 4012, series 3T, by which an additional 450 sq m are leased, for a total of about 1650 sq m. The term of 6 years + 6 automatically renewable remains unchanged, until 02/03/2028, with the Tenant having the option of early withdrawal only from 02/03/2022.

Addendum to the amending agreement of 02.03.2022, registered in Fermo on 14/10/2025, with notice of renegotiation of the rent of the lease agreement from 01/10/2025 to 02/03/2028, referring to the lease agreement registered at the Fermo office, year 2016, series 3T no. 4012.

The portion of the property in the possession of the owner will be released upon payment of the balance of the price by the successful bidder.
