FOR AUCTION Production complex with office building, residential building and land in  Vigo (TN), Ex SS 43

The lot consists of:
• building no.3: a mostly residential building which is in fact uninhabitable, with internal rough-finish works concerning the plant systems and changes to the internal layout that have involved structural parts. The systems (electric, gas, water-sanitary, heating) are partially pre-arranged, with independent subdivision.
• building no.4: a multi-family residential building built before 1932 and later extended in 1973. The dwelling identified as sub.4, street no. 2, is in good condition, with finishing features typical of civil residential construction. The dwelling identified as sub.5, street no. 4, has the ground floor subject to recent internal refurbishment works; internal doors and radiators are missing and part of the systems still needs to be completed. The first floor, which is inhabited, is in good state of preservation, with finishing features typical of civil residential construction. The real estate units are equipped with independent heating with gas boiler and are currently in use.
• building no.5: land used as a drivable yard.
• building no.6: p.ed.205/1 is a building serving the production complex, built before 1967, with masonry structure, concrete-brick slabs, reinforced-concrete underground walls and a wooden roof. Renovation and extension works dating back to the 1970s are present, with the creation of what is now the basement storage sub.7. In particular, the property is divided into the following real estate units: Sub. 3 - real estate unit used as an office located on the ground floor, showroom and storage rooms in the basement and attic on the first floor. Sub.4 apartment on the ground floor. Sub.5 deposit on the ground floor. Sub.6 office on the ground floor. Sub.7 warehouse in the basement.
• building no.7 consists of a large production warehouse with surrounding land, appurtenant to the production activity and otherwise.
• building no.8 includes p.f.527/2 c.c. Lover, on part of which lies the former clay quarry called Belasio2

Please refer to what is written in the chapters "critical issues and environmental measures" regarding environmental liabilities and the presence of waste on site.

With reference to Building 7, it should be noted that following: 
  • Notification of the decree of the Tavolar Judge – Land Registry Office of Mezzolombardo, GN 1786/2025, concerning the construction of p.ed.408 on part of p.f.351/4, whose areas have now been modified as per subdivision plan no.129/2013. The area of p.f.351/4 as described in the appraisal is amended by detaching the newly formed p.ed.408, constituting a public work - pumping station and related appurtenant area. The structure is managed by the provincial agency for purification of the Autonomous Province of Trento (adep).  From the information gathered, the expropriation/acquisition procedure into public assets has not yet been completed to date. No further useful information was found in this regard. In the Tavolar register, ownership of the parcels as varied is still in the name of --- omitted --- srl; therefore, if in the meantime no measure is adopted for acquisition into public assets of p.ed.408, both p.f. 351/4 in its new area and p.ed.408 will be transferred.
  •  Notification by the Cadastre Service of note PAT/RFS133/U252-05/12/2025-0955076 – pp.ff.367/33 - 367/1 CC Vigo - Law 244/2007 art. 1 paragraph 277 - Request for cadastral registration due to failure to declare new construction/variation for buildings located on pp.ff.367/33 and 367/1.  - This is a request from the Cadastre Service with note PAT/RFS133/U252-05/12/2025-0955076 for the registration of structures and building area consisting of a production yard, within 90 days and therefore by 5/3/2026. In this regard, already with note PAT Cadastre Office of Trento and Mezzolombardo S133/U252-1/2024/27.2-2023- 190/Dbap - Inconsistency report – Land and building cadastre – AMICABLE NOTICE, an update of the existing situation was requested with reference to p.f.367/33, followed by an initial request for extension. Regarding the new deadline, a further request for extension is underway pending award of the asset. With reference to p.f.367/1 it is noted that the structures identifiable in PAT orthophotos are no longer present today and that they consisted of timber storage sheds with weather-protection sheets simply placed on top.

Machinery and other goods present in the properties are deemed included in the sale.
In the properties subject to sale, at least episodes of hydrocarbon pollution have occurred and the presence of asbestos has been detected.

No investigations at different excavation depths were carried out. No useful elements were found to ascertain environmental quality, nor were chemical analyses carried out to verify environmental quality requirements.
It is not possible to exclude the presence of other buried materials or waste. No chemical analyses appear to have been carried out in order to verify environmental quality requirements.
The sale is arranged in the factual and legal state, including urban-planning, in which the above-mentioned lands currently are, and must be considered as a forced sale and therefore not subject to rules concerning warranty for defects or lack of qualities, nor may it be revoked for any reason: the existence of any defects, lack of qualities or non-conformities of the sold item, burdens of any kind, for any reason not considered, even if hidden and in any case not highlighted in the appraisal, shall not give rise to any compensation, indemnity or price reduction.


With the transfer of the asset, the successful bidder assumes every burden related to any remediation actions and disposal of waste, even if hidden, described or not in the appraisal, and may raise no objections to the Procedure and/or the Auction House.
 
The sale is made as a whole and not by measure; therefore any differences in measurements shall not give rise to any compensation, indemnity or price reduction.
The successful bidder shall bear the costs related to subdivision plans and cadastral declarations/variations preparatory to the sale as described in the appraisal and subsequent additions, which have already been deducted from the liquidation value set as the auction base price.
