Please be informed that on 11/06/2025 at 15:15, a mixed synchronous auction will be held at the CCIAA of Verona, as part of the real estate execution procedure no. 230/2020 R. Es., for the sale, at a base price of 2,820,000 euros, of the full ownership of the historic Venetian villa used as a residence, also in the Municipality of San Pietro in Cariano (VR), Frazione Pedemonte, Via Quar no. 12, adjacent to the real estate complex of the bankruptcy procedure. Renaissance villa from the 1500s used as a 5-star hotel located in the Veronese countryside of the Valpolicella vineyards.
The structure, completely renovated in 1993, consists of 20 rooms (suites, junior suites, and rooms) all meticulously designed to respect the historical atmosphere of the place, with a restaurant, winter garden, sauna, gym, outdoor pool, and outdoor garden.
The property is spread over four floors:
• the basement houses all service rooms (kitchen, cold storage, machine room, heating plant, laundry, changing rooms, and restrooms for employees, warehouses, storage rooms, and closets) as well as the gym and sauna;
• the ground floor features the hall, a greenhouse, restaurant rooms, bar, study, restrooms, winter garden, and four rooms, with the pool and large garden located outside;
• the first and second floors contain the remaining 16 rooms.
It is identified in the P.R.G. as an area subject to monumental constraints and an architectural asset under protection L. 1089/1939.
The property is also identified in the P.A.T. as follows:
• Landscape constraint D.lgs. 42/2004 - Watercourses (Art. 2.1);
• Monumental constraint - D.lgs. 42/2004 (Art. 2.4).
The building complex is subject to:
• pre-emption regime, as cultural assets subject to constraints and specifically to the direct constraint in favor of the Ministry of Education (General Directorate of Antiquities and Fine Arts);
• establishment of a destination constraint in favor of the Veneto Region Regional Council;
• building prohibition;
• perpetual and unlimited water intake servitude, pedestrian and vehicular access, perpetual building prohibition;
• establishment of a legal constraint in favor of the Ministry of Cultural Heritage and Activities
Please note the presence of building, urban, and cadastral discrepancies, as described in the attached appraisal, particularly the building, urban, and cadastral discrepancies indicated on page 34 and following of the appraisal, with an express invitation to interested buyers to contact, through professionals, the competent municipal technical offices and the Superintendency, in order to verify all necessary compliance and the validity of the titles, also based on the intervention project that is intended to be implemented, even in the case of transforming the building complex from hotel to residential.
The real estate unit is free and not occupied by third parties with opposable title to the procedure.
Property burdened by constraints, servitudes, mortgages, and bankruptcy judgment, as well as subject to the pre-emption regime pursuant to D.Lgs. 42/2004, as better described on pages 41 and following of the attached appraisal.
Given the complexity of the practices and the continuous evolution of regulatory frameworks, and considering the complexity of the structure in question, it is deemed essential for interested buyers, prior to participating in the public auction, to access the documents at the municipal technical offices in order to verify all necessary compliance and the validity of the titles.
