AT AUCTION Warehouse in Alfonsine (RA), Via del Lavoro 4 - LOT 2

The property in question is located within the artisan area of the Municipality of Alfonsine, in a position close to the city center. The area is easily accessible, well connected to urban and extra-urban traffic, and characterized by good visibility.
The total area of the lot is 8,370 square meters, including both covered and uncovered areas.
The property consists of two contiguous portions of industrial warehouse, intended for artisan and commercial activities, with an area of approximately 2,852.50 square meters, plus an exclusive courtyard.
The main vehicular access is located on Via del Lavoro, via an automated gate, alongside a pedestrian entrance, also with automated opening.
The lot has a regular shape and is partially fenced: along the perimeter there are sections of concrete wall topped with metal mesh on metal posts, alternated with self-supporting panels. The front on Via del Lavoro is bordered by a stone wall with an overlying railing.
The property develops over two floors above ground, articulated as follows: Ground floor divided into rooms partly used as a showroom and offices, partly as a materials storage; First floor divided into rooms partly used as a showroom, partly as storage. It should be noted that the warehouse is subject to a commercial lease contract of 6 years starting from 01/06/2019 and tacit renewal for the same period, with a rent set at € 43,200.00 plus VAT per year, and further commercial sublease of parcel 121 sub 2 and parcel 262 sub 1 for 6 years starting from 25/11/2019 and tacit renewal for the same period, with a rent set at € 25,000.00 plus VAT per year.

Finally, it is specified that, within the exclusive courtyard, there are temporary structures and mobile installations, created by the user and to be considered the exclusive property of the same.
