Building under construction in Castano Primo (MI), Corso Martiri Patrioti 57

The property that stands on the land subject to foreclosure consists of a "Lombard Court" whose reconstruction began at the end of 2001 in implementation of the building agreement stipulated on January 16, 2001 between Immobiliare Carla s.r.l. and the Municipality of Castano Primo whose object is the recovery of the existing building heritage on the area located in Castano Primo via Martiri Patrioti n. 57.

The property in the state of "rustic" "Lombard court" style consists of 6 real estate units as well as related boxes / places and common entities; one (1) commercial real estate unit plus seven (7) pertaining parking spaces and five (5) residential real estate units plus four (4) pertaining garages. Identified in the Land Registry at Sheet No. 9, land registry map 1094 712 square meters. All in addition to common entities.

The works envisaged by the agreement should have been completed within four years of the enforceability of the final approval resolution of the Recovery Plan but they were interrupted in 2005. As can be seen from the photographic report attached to the appraisal, currently the reconstruction of the property is still "rustic". The supporting structure of the building, the roof, the external cladding (plastered on the outside and rustic interior) and the internal cladding dividers between real estate units and individual rooms are realized. All the works for the construction of the technological systems (including the lift) and the finishing of the real estate units and common parts are missing, such as by way of example and not limited to: the supply and installation of fixtures and internal/external doors, plastering and the painting of the internal infill panels, the external painting of the infill panels, etc.
The building complex foresees a commercial use on the ground floor along Corso Martiri Patrioti and partly on the internal wing in the courtyard and a residential use on the upper floors along Corso Martiri Patrioti and in the remaining internal transverse wing.
The common internal courtyard, paved, houses an access ramp to the boxes and cellars located in the basement. A second courtyard delimits the property to the north: it is a private green space reserved for the house it overlooks.
