Portions of deposit (cadastrally registered as industrial premises) located on the basement floor of a building intended for industrial and productive use, situated in a large complex in the Municipality of Isola del Liri, previously used as a paper mill and now undergoing recovery for various commercial and industrial activities, about 6 km from the Regional Road 214 connecting to the A1 Autostrada del Sole.
They have a total area of 2,706 sqm.
The 7 real estate units are contiguous within the basement floor and adjacent to other neighboring properties intended for deposit, falling within a property originally built for industrial needs, with a load-bearing structure consisting of a frame with foundations, pillars, and reinforced concrete beams, the flooring is made of a concrete slab and reinforced concrete floors cast in place.
All units access via the ramp where the common entrance to the entire basement floor is located, and the units in question extend to the right, divided exclusively by the pillars of the load-bearing structure, without divisions by walls, effectively forming a single continuous environment; moreover, they are all crossed underground by a diversion of the Liri river, which through this channel allowed the supply of water for the operation and processing of the paper mill and today of the hydroelectric plants located in the complex.
The complex is in a dilapidated state, as it has been abandoned for several years, therefore it is not usable and practicable immediately, it is advisable to plan a renovation for use.

It should be noted that on part of the units, specifically on subalterns 173 and 174, a right of pedestrian and vehicular passage is exercised in favor of third-party units owned by others, adjacent to the same within the basement floor which in the places are enclosed by other accesses of the internal road system.

It is also specified that inside there are abandoned cars that cannot be moved except by forced removal with vehicles, in addition to stored boxes. For these vehicles and materials, it has not been possible to ascertain ownership, considering the free access to the floor via the ramp not equipped with gates or barriers and the continuity between the properties in bankruptcy and those adjacent, of third parties, not separated.
The disposal of the aforementioned goods will be the responsibility, expense and burden of the successful bidder.
