The exclusive property at auction consists of historic buildings of value and a sports-commercial complex with the famous Golf Club recently built, an internal restaurant, 21 accommodations, swimming pools, tennis courts, and commercial spaces.
The entire architectural complex – monumental known as "Villa Ca' della Nave" is immersed in one of the most picturesque centuries-old parks of the Venetian landscape and is distinguished by its exclusive environments, different in style and capacity, ideal for hosting various types of events: conferences, corporate and cultural events, ceremonies, and gala evenings.  The historic villa is located near the town center, in front of the main Church of the Municipality. The location of the asset is strategic, bordered to the south by Provincial Road No. 245 "Castellana", to the west by the Mestre highway (A4 – A57) (just 10 min away), to the north by a stretch of the Dese river and above the Martellago – Scorzè highway exit, to the east by the municipal road Via Ca' Nove connecting to the exit.
 
The sports-commercial complex consists, in detail, of the large golf course, the sports center, bar, restaurant, swimming pools, tennis courts, changing rooms, and connected commercial spaces. The golf course, considered among the best built in Italy, is the first of three courses designed in Italy in the late '80s by the famous golf champion Arnold Palmer, a renowned golf course designer worldwide. The sports center, located to the west of the historic park, consists of various buildings of recent construction, equipped with commercial and sports facilities. The properties at auction consist of a main building, intended for bar and restaurant, as well as a secondary building suitable for commercial spaces. Among the services offered are also the solarium, three swimming pools, and tennis courts, located in front of the bar/restaurant.
 
The historic buildings, such as the Venetian villa from the 1500s with the Barchesse, the former cellars, the apartments, the park, the chapel, and the historic garden constitute the most valuable properties of the entire real estate complex, thanks to their architectural, artistic, and decorative quality.  The important 16th-century villa, at the center of the architectural complex, consists of a square-shaped building, on three above-ground floors and a habitable attic, according to the classic distribution scheme of the Venetian palace.  The historic residence, with elegant private rooms for exclusive events of great elegance, is equipped with two barchesse, one to the East and one to the West, built in detached bodies, constructed between the late 17th century and the early 18th century, designed by architect Paolo Rossi. The barchessa located to the west currently houses the secretariat and presidency of the golf club, as well as a large room for conferences and corporate events. The barchessa to the east, ideal for ceremonies and banquets, is of considerable artistic value, thanks to its frescoed ceilings, stucco decorations on the walls, and Venetian terrazzo and marble floors.  To the east of the historic complex there is a two-story building, with a rectangular plan, also intended for banquet hall, with kitchen, pantry, and public restrooms. In the former cellar areas, on the ground floor and first floor, 21 accommodations have been created with the aim of being used as guesthouse for Golf Club guests.
The villa at auction is enclosed by a brick wall, with a double monumental wrought iron gate adorned with 18th-century statues that delimit the large garden. To the north of the villa is the historic park with centuries-old trees, various ornamental species, many flower beds, and a water pond adorned with stone statues. To enrich everything, the family chapel Oratory of Saint Innocent, built starting from 1770, granted in 2007 for use by the Municipality of Martellago until May 18, 2035.
 
The real estate complex at auction also consists of a building plot, located to the northeast, movable assets, furnishings, and equipment found in the real estate complex and n. 19 employment contracts.
