The auctioned property is located in the peripheral area of the municipality of Caselle Torinese, in the immediate vicinity of the airport.
It is a production complex, intended for artisan and commercial use, consisting of buildings constructed as successive extensions of the historic 1700s building originally used for spinning, located in the Municipality of Caselle (TO) with access from Via della Zecca and from Provincial Road SP2, within the existing artisan-commercial district.
The portion of interest consists of a warehouse/industrial shed with a covered frontage area (portico) appurtenant to it and served by common maneuvering areas paved with gravel. The current size of the asset, as stated, is the result of subdivisions of a larger surface carried out over the years with the disposal of individual portions. The main access, both vehicular and pedestrian, is from Via della Zecca 1 through a sliding iron gate that leads into a common maneuvering area that reaches the open areas appurtenant to the individual portions.
The asset in question originally consisted of an open space, later subdivided without authorization into several rooms with plasterboard walls, including the creation of restroom facilities. The submission of a building/permit application is therefore required.
The internal height is approximately 8.00 m, and that of the portico/warehouse area is 3.60 m.
The portico area is subject to a de facto easement in favor of the adjoining nursery school, where an emergency exit route and a small boiler room are located.
Please note that the roof of the shed is made of encapsulated asbestos cement (eternit). Its condition must be monitored or removal should be evaluated.
