DESCRIPTION OF THE PROPERTY


UNIQUE LOT:
Full ownership for the share of 1/1 of an apartment (with cellar) in the municipality of Bisceglie (BT), at via Arturo Palazzo n.14
Asset 1A) The apartment subject to appraisal is on the third floor of a condominium building completed in 1961 in the municipality of Bisceglie. The apartment is not served by an elevator and is developed on a single level. It consists of four main rooms (living/dining room, non-habitable kitchen, and two bedrooms) separated by a corridor, plus accessories (bathroom, storage room, external technical room) and a balcony, for a total commercial area of 89.00 sqm. All main rooms and the bathroom have windows. It is accessible at number 14 of via A. Palazzo and benefits from a double exposure on the internal atrium and the adjacent via A. Palazzo. The building is located in the central area, close to the intersection between via A. Palazzo and via Foggia, near Corso Umberto I.
The conservation status of the apartment is generally good except for the normal wear and tear of the internal finishes and, for the purposes of this appraisal, can be considered normal, taking into account the absence of the boiler for heating and hot water, the absence of heating bodies (radiators and towel warmers), while there is only the predisposition for summer air conditioning without the external unit. The internal useful height of the apartment, measured between the floor and the ceiling, is 2.75 m. The floor is made of porcelain stoneware tiles. The internal walls are finished with plaster and painted in color with decorations, except for the bathroom where the walls are covered with porcelain stoneware tiles. The apartment is equipped with a water-sewage system (serving the kitchen and bathroom), the heating system is installed with predisposition for the external gas boiler and distribution to radiators (at the time of the inspection, there is no presence of boiler and radiators as highlighted in the photographic documentation), electrical system under plaster for residential use. The electrical panel is located inside the storage room and is equipped with the following differential switches: general, kitchen, sockets, lights. The apartment is equipped with internal doors and external fixtures in wood (dark walnut color).
Asset 1B) The cellar is located on the first basement floor (S1) of the same building where the foreclosed apartment (asset 1A) is located. It is accessible by a staircase that directly connects the upper apartments to the basement from the condominium entrance through a door leading to the corridor where the other cellars are located.
The room is developed on a single level and consists of a single room with a regular plan configuration for a total commercial area of 2 square meters. The cellar does not have additional accesses and is not equipped with a water-sewage system and electrical system. The conservation status of the cellar is poor except for the normal wear and tear of the internal finishes and, for the purposes of this appraisal, can be considered normal. The internal useful height of the cellar, measured between
floor and ceiling, is 1.80 m. The floor is made of smooth concrete screed. The internal walls are finished with plaster. The entrance of the cellar is equipped with an aluminum door with a grille for ventilation.
