"Corte Quari"  consists of a long single-storey building, with a very elegant Renaissance-style portico, with shafts and capitals of the columns in stone, sourced and worked in the Verona area. The original layout can be traced back to a religious-convent structure, since the bases of the columns are installed not on the walking surface, but on a continuous low wall, interrupted only at the main entrances to the ground-floor halls.
Above, the façade has modular openings/windows, evenly spaced, reminiscent of the openings of monastic cells. The ground floor shows a floor slab with modular wooden structures, beneath which there most likely was a band with painted cycles.
The derelict property known as "Corte Quari" is subject to a Monumental Heritage Restriction.

The land is currently identified as  "Unplanned Areas", as the five-year term of validity of the Plan of Interventions has elapsed; the plan has exhausted its effectiveness due to the prolonged timeline related to the implementation of the planning agreements signed between the public and private sectors.
The land in question falls within Homogeneous Territorial Area no. 4 – and is covered by Planning Agreement APP 1B – (Corte Quari) signed on 04/02/2016 and adopted with Municipal Council Resolution no. 3 of 17/02/2016 approving Variant no. 5 to Phase 3 of the Plan of Interventions.
In relation to the above-mentioned Agreement, the areas under review were classified by the current Plan
of Interventions as expansion areas named: "Zone D3 – commercial – office/administrative – tourism / hospitality – residential".
