Full ownership rights (1/1) of an agricultural farm and land extending between the Municipalities of Umbertide and Gubbio.
The Lot consists of an agricultural area of 236.6782 ha, divided into arable land; pastures; coppice woods; agricultural land of various quality and class, five farmhouses with related rural outbuildings and appurtenant courtyard, a livestock center consisting of six sheds used as barns, a two-storey building constructed adjoining one of the sheds and intended on the ground floor for warehouses and on the first floor for residential use, divided into two dwellings for farm workers.
There are also two trench silos, three vertical silos, a canteen and facilities for workers, a canopy for the machinery park, a portion of a shed used as a workshop, three hay barns and a rural outbuilding.
The farm is a single unit and extends in a hilly area. The arable land is almost all convenient and easily mechanizable; chemical and physical fertility is average and compatible with the lithological matrix. On the farm there are two artificial reservoirs that make emergency irrigation possible on the nearby arable land. The wooded areas are managed as coppice with standards. Average rotation of about 18 years; prevailing species are downy oaks, manna ash and hornbeams; many areas have already been cut. The pastures consist either of former arable land or land of low fertility. There are five farmhouses scattered throughout the farm area:
- loc. Coltronara II rural building and appurtenances in very poor condition, located along State Road S.S. 219;
- loc. Ranco d'Ollo II rural building and appurtenances in very poor condition, located in a dominant position;
- loc. Ranco d'Ollo I rural building and appurtenances in very poor condition, located near State Road S.S. 219 in an elevated position relative to the road;
- loc. Cerreto rural building and appurtenances in very poor condition, located in a dominant position;
- loc. Casella, rural building and appurtenances in very poor condition, located near State Road S.S. 219 in an elevated position relative to the road;
The property is completed by the company's Livestock Center with direct access from
State Road S.S. 219, which includes:
- six sheds, totaling 8,720.00 sq m, used as barns and built at different times, five with fixed housing and one with free housing; a two-storey structure built adjacent to one of the sheds with warehouses on the ground floor for an area of about 190 sq m, plus a 40 sq m canopy, and on the first floor two dwellings for workers with a gross area of about 190 sq m; two trench silos totaling about 2,200 sq m, three vertical silos, canteen and facilities for workers for about 60 sq m, a canopy for the machinery park of about 530 sq m, a portion of a shed used as a workshop for about 360 sq m, three hay barns totaling 2,520 sq m and a rural outbuilding with a gross area of 50 sq m.
