Assignment of a sports center business in Melilli (SR), Contrada Spalla

The company began its activity on 16/10/2001 for the operation of the business as described: management of a swimming pool, sports activity, fitness, swimming and wellness, sports and leisure activities with use of the pool and the locker rooms of the guesthouse - club house.
The company has granted to third parties, under a business lease arrangement, the 3 main assets, equipped with an external area used as parking of 12,555 sq m, as follows:
1) Sport and wellness;
2) Tourist accommodation sector;
3) Catering.

The complex is located in Melilli in Contrada Spalla, and stands on land measuring 12,555 sq m. It consists of a single building in which two adjacent building sections can be distinguished, with different uses.

SECTION 1
intended for the swimming pool and related services, consists of a one-storey above-ground building where the pool and related services are located, and a semi-basement level where the gym, the sauna and the pool systems are located.
From the external area you enter the ground floor used as reception, men’s/women’s changing rooms with toilets and showers, a large hall containing the swimming pool and a smaller pool, an area intended as an infirmary, Turkish bath and wellness area. The pool, measuring 12.50 m x 25.00 m, is lined with a plastic covering and the system is of the skimmer type. The net internal height of the rooms is 3.50 m.

The total commercial area is:
• Reception and changing rooms: 335.00 sq m;
• Pool area: 800.00 sq m;
• Infirmary, sauna and various: 64.00 sq m;
• Technical rooms (including service tunnel): 460.00 sq m;
• Gym and sauna: 130.00 sq m.

SECTION 2
with access from the external area, consists of a building with two above-ground levels: the ground floor is intended for restaurant use and the first floor for hotel use.
From the external area you enter the reception, to the right of which is the management office and to the left a small sitting room. Continuing through the reception, on the right is the bar and then you reach the restaurant area where the guest bathrooms are located.
There is an area used as kitchen, oven area, washing area, pantry and toilets for workers.
On the first floor there are 10 rooms with private bathroom. There is a terrace.

The total commercial area is:
• Reception, restaurant area, kitchen and services: 470.00 sq m;
• Restaurant terrace: 81.00 sq m;
• Hotel: 440.00 sq m;
• Hotel terrace: 99.00 sq m.

The external area is used as parking and also hosts temporary paddle courts.

The property has been subject to vandalism and theft, therefore some assets are no longer available and the photos published on the portals may not correspond to the current condition of the property. As of today the activity is not being carried out and the sports center is not operational.
