Farmhouse and land in Valfabbrica (PG), Locality Giomici - LOT 3

Full ownership rights, on a farmhouse with a large appurtenant courtyard with independent access from a private local road and related appurtenances in the immediate vicinity. The lot consists of:
A3) real estate unit on the first and second floor (portion of the cottage) identified in the cadastre of buildings of the Municipality of Valfabbrica on sheet 29 Particella25 sub. 4;
B3) warehouse on the ground floor (portion of the cottage) identified in the Land Registry of buildings of the Municipality of Valfabbrica on Sheet 29 - parcel 25 sub. 2;
C3) laboratory and packaging of truffles and services on the ground floor (portion of the cottage) identified in the Land Registry of buildings of the Municipality of Valfabbrica on Sheet 29 Particle 25 sub. 4;
D3) building for use as a stable (former pigsty) identified only in the Land Registry as encumbrance inserted between the two land installments distinct from the Land Registry of the Municipality of Valfabbrica on Sheet 29 Particles 25 and 66;
E3) building for use as remittance identified in the Land Registry of buildings of the Municipality of Valfabbrica on Sheet 29 Parcel 105 sub. 2;
F3) land on which the assets A3), B3), C3), D3) E3) exist or which are located in the immediate vicinity of the buildings. Specifically, the land is identified in the Land Registry of the Municipality of Valfabbrica at Sheet no. 29 - particles 21/22/23/42/65/66/67/69/106/50.
Some land installments are also cultivated with truffle plants producing truffles of different species that are processed in the laboratory identified in this lot with the good C3). Some land installments are also crossed by the private access road to the Casolare and the nearby ancillary goods.
The Parcels 21/65/66 are the subject of a lease agreement dated 29/05/2017 registered in Perugia on 04.07.2017 n. 006918-series 3T with a duration of 15 years until 05/29/2032 with an annual fee of 250,000 lire equivalent to 129.12 €.
