Building area in Lioni (AV) - LOT 3

The land is registered at Land Registry of City of Lioni at:

Sheet 8 - Parcel 1132 - Class 2 - R.D. € 15,47 - Surface 3,995 sqm

The area falls within the PIP area and is governed by the following articles of the PRG:
Art. 43 - Urban planning restrictions in the areas for productive settlements
In the new industrial or similar settlements included in zones "D", the surface to be allocated to public spaces or collective activities, on p. n. 22/39 public green spaces or parking lots (excluding road sites) cannot be less than 10% of the entire area intended for such settlements. In the new commercial and office settlements, parking spaces, pedestrian paths and public parks must be created according to the minimum standards set out in art. 5 of Ministerial Decree No. 1444/68 and art. 18 L. n ° 765/67. The coverage index, unless otherwise regulated by the Industrial Development Area Plans, must be contained within the ratio of 1: 2 of the land area usable for the production plant.
Art. 44 (ex art. 39) - Production settlement plan (P.I.P.) - "D.1"
These areas include the areas intended for the location of buildings intended for production, artisanal, medium-small industries, commercial activities and for all those technological systems suitable for the production of goods. The minimum lot limit for the establishment of commercial activities is equal to the minimum lot defined by the planovolumetric. The height of the buildings will normally not exceed ml. 10.50 except for exceptions for technological systems, which may be allowed on an exclusive basis for showing the certification relating to the height of the infrastructure to be installed. The distance from the roads must be no less than ml. 10.00. Administrative offices are allowed within each individual company. The interventions, both in the P.I.P. identified pursuant to Law 219/81, letter b art. 28, which in the subsequent expansion area identified pursuant to art. 27 of law 865/71, must in any case take place in compliance with the "Implementation rules" already approved by the City Council and any subsequent amendments that will take into account the above.
