The land up for auction has a surface area of 2,980 sqm.
The land identified as parcel no. 55 is accessible from a rural lane road and is currently for the most part cultivated as olive groves; the site has a slight slope.
The land identified as parcel no. 249 is currently for the most part uncultivated; the site has a slight slope.

There are cadastral discrepancies.

FULL OWNERSHIP
Please note that the property is encumbered by a usufruct right in favor of a deceased person, not yet removed from the real estate registers. The annotation of the termination of the above usufruct right due to the usufructuary’s death must be carried out by and at the expense of the successful bidder.

Based on the C.D.U. issued by the Municipality of Moscufo, Prot. no. 11118 of 19/08/2025, the land is designated as follows:
- Agricultural Zone "E" (art. 39 of the N.T.A.).
For any works/interventions, it is necessary to verify the provisions contained in the N.T.A. of the Extract Plan "Flood Defense and Gravitational Phenomena and Erosive Processes" approved by regional resolution no. 94/5 of 29/01/2008, as amended.
The above parcels are subject to hydrogeological constraint; the Municipality of Moscufo is classified as seismic zone 2nd category.
