AT AUCTION Car dealership with offices and workshop in Campobasso, Via Arturo Giovannitti 10 - LOT 2
The building is located in the Industrial and Commercial Area of Campobasso-Ripalimosani, where there are industrial structures, other commercial structures, schools, and other dealership facilities, and is about 1 km from the North Ring Road connecting to State Road 751, about 2 km from the Campobasso Nord-Contrada Colle delle Api exit of State Road 710, and about 4 km from the city center.
It has a total commercial area of 2,259.99 sqm.
The property is developed over three floors dedicated to the sale of cars, spare parts warehouse, workshop, and offices and is currently divided as follows:
- Basement: Mechanical workshop where all the mechanical part, diagnostics, and warehouse of the above dealership are located.
- Ground Floor: car dealership where there is currently a car sales point for multiple automotive brands.
- First Floor: accessible from inside the dealership via a staircase or elevator, and it houses offices, restrooms, and archive.
The load-bearing structure is prefabricated with large windows and a large yard both above and below the structure.
On the roof, there is a functioning photovoltaic system that generates income.
The property is currently subject to a regular lease contract dated 28/07/2015 with a duration of 6 years and automatic renewal for an additional 6 years, unless terminated at least 12 months before the contractual expiration by registered letter with return receipt. The rent is currently set at €7,500.00 plus VAT on a monthly basis.
There are discrepancies from the building titles, the shape complies with the project volumes, while there has been a change of use from parking to workshop and warehouse in the basement, and partly on the ground floor from workshop to car dealership.
