The property in question is a large isolated villa spread over two elevations above ground, ground floor and first floor, attic room and basement. The basement, specifically, consists of a large cellar, from which a small hallway has been created which leads on one side to a bathroom and on the other to a laundry room and a large garage compartment; the two rooms are communicating with each other. The ground floor consists of three rooms with eat-in kitchen plus accessories (two bathrooms, laundry room and hallway); there is also a green terrace and a balcony. The first floor consists of four rooms plus accessories (half room used as a study, two bathrooms and hallway); there is also a large terrace and four balconies. The attic floor, intended by the project as an evacuation room, has a gable roof and therefore a maximum height of 3.00 m (at the ridge) and a minimum height of approximately 0.70 m; it consists of a single room with the exception of a bathroom and two closets, obtained in the areas of lower height. The property thus identified is embellished by the presence of a large private garden on the façade of about 1,300 square meters.
Land of about 1,440 square meters, partly buildable (about 750 square meters) category of "urban area" and with the attribution of a subordinate as, on the land in question, an urban project was approved by the Municipality of Viagrande which included, within of a broader planning, the construction in the southernmost portion of a building consisting of a villa on two elevations above ground, a basement with cellar and garage (planned), and in the northernmost portion the construction of works urbanization of greenery and parking (for an extension of about 440 square meters) and a road widening (for an extension of about 250 square meters), both connected to the original project.
