The lot consists of:
-         a buildable area intended for production, with a cadastral surface area of 6,425 square meters and a measured surface area of 6,482.22 square meters, subject to an Agreed Executive Plan (PEC) providing for a gross floor area intended for production of approximately 3,130 sq m;
-         areas falling within the PEC forming private portions of Via Marino Ferraro, designated for public use, with a total cadastral surface area of 2,122 square meters;
-         a strip of land intended for agricultural use adjoining the buildable area but outside the PEC boundary, with a cadastral surface area of 660 square meters.
According to the Urban Planning Destination Certificate:
- parcels 383, 390, 394, 397, 401, 410 and 415 fall within zone "In4" (new-settlement production facilities) and, pursuant to Articles 4, 10 and 27 of the Technical Implementation Rules (N.T.A.), fall within the scope of the PEC relating to the production zones "In4" and "Ir";
- parcels 370, 372, 374 and 388 fall within private roadways subject to public use and fall within the scope of the PEC cited above;
- parcels 385, 399 and 412 fall within agricultural zone "Ae", governed by Article 40 of the N.T.A.

As this is a ‘compulsory/forced’ sale within judicial liquidation insolvency proceedings, the neighboring party’s agricultural pre-emption rights do not apply.
