Company branch for the bottling and marketing of mineral content water commercially called "SEPINIA" located in the City of Sepino (CB) - Locality Piana dell'Olmo, composed of an industrial complex located in the countryside of the City of Sepino, registered in land registry on sheet n°20 parcel n°408, consisting of:

- building complex consisting of a main building in which, on the ground floor, part of the offices are located, the area intended for the bottling of mineral water, with its related services, and the area intended for the storage of finished products and loading. The surface covered by the ground floor is approximately square meters. 4,130 gross. On the first floor of part of the structure, and more precisely the one on the east side of the complex, the company offices were located for an area of ​​approx. 830 gross At present, the spaces relating to the first floor are not finished and not used as the refurbishment of the roof (with a new steel load-bearing structure) stopped at the strictly structural works, while the works of restoration of the operational functionality of said spaces.

In addition to the main building, on the area of ​​parcel no. 408, two other small buildings are located, both located near the perimeter of the area approximately on the north-east side of the property: the first, built in masonry, houses the electrical systems and has a floor area of ​​approximately 25 sqm gross surface area and the second, for storage use, is made with an iron structure sliding on wheels and plastic cover and has a floor area of ​​approximately 480 sqm gross surface area. A similar structure, the sliding iron on wheels and plastic cover, is positioned adjacent to the main building, in the area intended for loading and unloading, and has a floor area of ​​approximately 240 sqm gross surface area.
Of the two sliding iron structures, the first is in a damaged state following atmospheric events; for the same reasons the second has tears in the plastic cover.
The cadastral area of ​​the entire parcel no. 408 is 1.61.00 hectares equal to 16.100,00 square meters.

The building complex is located within a plot of land extending overall on approximately 16,100 square meters which, reduced by the gross surface area occupied by artifacts, is made up of: appurtenant spaces intended for parking pitches, entrances and residential green spaces; Furthermore, within the aforementioned lot, there is a purification plant.

The production and commercial activity of the business unit is provided with a regional bottling authorization as well as an ASL health authorization. The company branch also includes the accessory systems (fire prevention and purification), as well as the production line, the low-mineral water supply network, the brand, the furnishings and machinery and anything else listed in the aforementioned report or in the attached to the temporary rental contract of the Bottling Company Branch stipulated on 11/23/2021 and duly authorized. This remains without prejudice to the provisions of the aforementioned temporary rental contract also with regard to certain parts of the plant or specific machinery.
