L'appartamento è sito al piano terzo e quarto e presenta accesso dal civico n. 3 di cortile Pennino ad Oreto mediante portoncino ligneo su strada (vialetto pedonale), oltrepassato il quale ci si immette all’interno dell’edificio, dove vi è una ripida e stretta scala di collegamento con i piani in elevazione; giunti al ballatoio del terzo piano attraverso la porta blindata dell'unità immobiliare ci si immette in un ingresso che conduce, mediante la porta posta a sinistra, ad una camera da letto dotata di balcone posto in corrispondenza del retroprospetto e, sulla destra, ad un breve corridoio che consente l’accesso ad un servizio igienico ed alla camera da letto principale. Dall’ingresso è inoltre possibile accedere ad una scala interna che conduce al quarto piano. Salendo tale scala ci si immette dunque in un ampio vano di altezza variabile (in quanto la copertura è a falde inclinate), privo di tramezzature, in cui è ubicata la cucina che forma unico ambiente con il soggiorno. Al quarto piano sono inoltre presenti un piccolo servizio igienico ed una lavanderia, anch’essa di piccole dimensioni. Dalla cucina è infine possibile accedere ad un terrazzino posto in corrispondenza del prospetto principale. Sono presenti varie difformità, così come meglio specificate nella perizia in allegato. L'immobile è attualmente abitato in virtù di un comodato d'uso gratuito, registrato prima dell'apertura della procedura concorsuale, pertanto si procederà alla liberazione dello stesso all'esito del trasferimento. The property is part of a larger building located in a semi-central area of the Municipality of Palermo, near Corso dei Mille, along which the entrance to the courtyard is situated, the Historic Centre, the Yasser Arafat Seafront and the Gardens of the Terrace by the Sea, the latter three approximately 1.5 km away, as well as services such as public transport, with the Central Station and Bus Terminal less than 1 km away, schools and shops.
It has a commercial floor area of 64.50 sq m.
The apartment is located on the third and fourth floors and is accessed from number 3, Cortile Pennino ad Oreto, through a wooden street-level door (pedestrian pathway). Beyond this door, you enter the building, where there is a steep, narrow staircase connecting the upper floors. Upon reaching the third-floor landing, the security door of the property opens onto an entrance hall. The door on the left leads to a bedroom with a balcony overlooking the rear facade, while on the right there is a short corridor providing access to a bathroom and the master bedroom. The entrance hall also provides access to an internal staircase leading to the fourth floor. At the top of this staircase is a large room with a variable ceiling height (as the roof is sloped), with no internal partitions, containing the kitchen, which forms a single space with the living room. The fourth floor also has a small bathroom and a small laundry room. Finally, the kitchen provides access to a small terrace overlooking the main facade.

Various discrepancies are present, as described in greater detail in the attached appraisal.

The property is currently occupied under a free loan-for-use agreement, registered before the insolvency proceedings were opened; therefore, it will be vacated following the transfer of ownership.
