PIENA PROPRIETA' Si precisa che l'immobile risulta gravato da diritto di usufrutto in favore di soggetto deceduto, non ancora cancellato dai registri immobiliari. L'annotazione della cessazione del suddetto diritto di usufrutto per morte dell'usufruttuario dovrà essere eseguita a cura e spese dell'aggiudicatario.  In base al C.D.U. rilasciato dal Comune di Moscufo, di cui al Prot. n. 11118 del 19/08/2025 i terreni risultano così destinati: - Zona Agricola “E” (art. 39 delle N.T.A.). The lands at auction have an area of 2,980 sqm.
The land referred to in parcel 55 is accessible from a country road; currently for the most part it is cultivated with olive groves; the site is on a slight slope.
The land referred to in parcel 249, currently for the most part is uncultivated; the site is on a slight slope.

There are cadastral discrepancies.

FULL OWNERSHIP
It should be noted that the property is encumbered by a right of usufruct in favor of a deceased person, not yet removed from the land registry. The annotation of the termination of the aforementioned right of usufruct due to the death of the usufructuary must be carried out by and at the expense of the successful bidder.

Based on the C.D.U. issued by the Municipality of Moscufo, under Prot. No. 11118 of 19/08/2025, the lands are designated as follows:
- Agricultural Zone "E" (art. 39 of the N.T.A.).
For interventions, it is necessary to verify the requirements contained in the N.T.A. of the Extraordinary Plan "Defense against Floods and Gravitational Phenomena and Erosive Processes" approved by regional resolution no. 94/5 of 29/01/2008 and subsequent amendments and integrations.
The above-mentioned parcels are subject to a hydrogeological constraint; the Municipality of Moscufo is classified as seismic category 2.
